How we work on l-shaped dormer drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney's extension SPD and the larger rear dormer
The council's current guidance is the Residential extensions and alterations SPD, supported by its Retrofit SPD. The extension document says a larger rear box dormer may be considered where several already stand nearby, and even then the new one must stay within the roof plane without altering the ridge or the eaves line.
That test is local and visual. We walk the roofs behind your street, photograph the dormers that exist, and set them beside your proposal on the drawings. If the street has a run of established dormers, the case for an L is strong; if yours would be the first, we say so and look for a modest alternative.
The retrofit guidance matters too. A new roof is a chance to insulate well, and we show that thinking on the drawings.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Article 4 directions in Hackney
Hackney publishes 77 Article 4 directions covering 197 separate areas. A direction can remove permitted development for roof alterations, and your street may sit inside one.
Reading the direction text is the first job, because some cover the front slope alone and others every roof change. Conservation areas add the national rule: Class B roof enlargements are not permitted development on article 2(3) land. The borough has 37.
Why Hackney terraces suit the L
Hackney's Victorian terraces typically have a two-storey back addition, which gives the L-shape its fold. The new roof runs over both parts and creates one continuous upper floor, which is how a small house gets two bedrooms and a bathroom in the roof.
Gardens take up 18.5 per cent of the land and the average home costs 605,729 pounds, so every square metre of roof space is worth the careful design.
Hackney decision figures and heritage
The council decided 415 householder applications in the latest year, granting 84.6 per cent, with 91.3 per cent decided in time.
Historic England lists 555 entries in Hackney, and the plan in force is the Hackney Local Plan 2033 (LP33). A listed terrace needs consent as well as permission, which changes the programme, so we tell you early.
Permitted development limits
Where no direction or conservation area applies, volume is limited to 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, with this height rule: No part higher than the highest part of the existing roof. Joining a rear extension roof is simpler: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension.
Hackney recorded 258 lawful development certificate applications in the latest national return, so the route is familiar to officers.
Mansard history and the street picture
Earlier roof additions on a street shape what officers see as normal there. Our survey records every roof alteration on the same side of your street, with a photograph and a note of its form. The result is a short table on the drawings that shows how your L compares with what is already there.
Where nearby roofs have been altered in an unsympathetic way, we do not copy them. The test is whether the new work is subordinate to the roof it sits on.
Retrofit and the new roof
The council's retrofit guidance encourages good insulation when work is done to a roof. A new dormer is built to current standards anyway, but the existing slopes around it can be upgraded at the same time. We show the insulation build-up in the section so the energy statement and the drawings agree.
From first call to submitted set
The first call is free, and we ask for the address and a few photographs of the back of the house. We then check the directions and the conservation area map, and tell you which route applies before any fee is agreed.
If you proceed, we survey, draw and submit. Our drawings show the existing and proposed plans, the roof plan, the junction section and the elevations, with the street comparison table beside them. We redraw at no charge until approval if officers ask for changes.
Structure, party walls and what to look at next
Terraces share roof structure, so notice is the norm: Party structure notice at least 2 months before work. The stair needs this headroom: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).
A second MCIAT chartered technologist checks each set, and we redraw at no charge until approval. Compare dormer loft conversion drawings in Hackney and loft conversion drawings in Hackney, view the Hackney architectural drawings hub, or see L-shaped dormer drawings in Haringey nearby.
