How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Sutton judges a garden room
Sutton's Design of Residential Extensions SPD is the document an officer turns to for domestic outbuildings that need permission, alongside the Urban Design Guide SPD. We have not found a measured size limit in either, so the national limits form the envelope and the guidance supplies the test: a building that looks subordinate and keeps a reasonable garden around it.
With big plots the risk is not a lack of space but a room that grows. A very large outbuilding invites questions about use, and one that starts to look like a second house is treated as one. We recommend sizing the room to its purpose, and we draw the use on the plans so the officer reads an office, studio or gym.
The local plan is the Sutton Local Plan 2016-2031, which provides the policy framework for any application beyond permitted development.
We also check for rear access. In some Sutton roads a service lane or a neighbour's side passage runs behind the garden, and that affects how materials arrive and how the room is seen from outside the plot.

Green Belt, conservation areas and heritage in Sutton
About 14 per cent of the borough is mapped as Green Belt, and a garden room there is tested for openness. A low room set close to the house is read more kindly than a tall one at the far fence, even where the order would let you build it.
Heritage is a lighter constraint here, with only 8 conservation areas and 209 listed building entries, plus 2 registered parks and gardens. Where one applies, the rules are firm: On article 2(3) land, no outbuilding between a side wall and the boundary, and Garden buildings within the curtilage of a listed building are not permitted development.
Because so few addresses are affected, the common Sutton case is a plain permitted development garden room, and the main task is to prove it.
Garden room permitted development in Sutton
Houses make up 62.9 per cent of households, and the gardens are deep, so most plots meet the cover rule easily: Buildings may not cover more than 50% of the curtilage (excluding the original house). The height test is the one to design around: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof.
A lawful development certificate in Sutton is the document that proves it, and it is worth having where a sale or remortgage is likely. Where the design goes beyond the order, a householder application follows, and Sutton granted 91.8 per cent of 601 decisions, deciding 94.8 per cent in time. Our planning drawings in Sutton set carries it.
Average prices run from £464,085 for terraced homes to £1,038,684 for detached ones, so the garden is a real part of the value.
Deep gardens bring their own detail. A room at the far end needs a service route for power and, sometimes, drainage, and the drawings show the trench line, any change of level and the path to the door, so the builder prices the whole run and not only the box.
Building Regulations, price and next step
A small detached office is usually exempt: Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. If a room is to be slept in, our building regulations drawings in Sutton cover the technical detail.
The fixed fee is £495, VAT included. The set holds a site plan, floor plan, elevations, a section and a 3D view of the room in your garden; any council fee is separate.
More on the borough is on the architectural drawings in Sutton page, and the national rules are on the garden room drawings page. We redraw free until approval if the council asks for changes, and we make no promise on the outcome.

Questions
Does a garden room in Sutton need planning permission?
Usually not, if it keeps within the national height, eaves and cover limits and is used only for the house. Heritage and Green Belt layers can change that.
Is Sutton's Green Belt a problem for a garden room?
Not always, but openness is tested harder there, so a low room near the house is the safer design. We check the map for your address.
How big can a garden room be in a large Sutton garden?
The national order limits height and total cover, not floor area as such. Size the room to its use, since an oversized one invites questions.
