How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Kingston's guidance asks of a garden room
Kingston's design guide speaks directly about outbuildings. Its Residential Design SPD asks for a garden building to sit as far as possible from shared boundaries, to stay behind the building line of the house, and for any parking lost to be put back on the plot.
That reads as a polite preference, but it is what a case officer measures against when the permitted development limits are exceeded. A room pushed hard against the neighbour's fence invites an objection; one set a sensible way in, with a screening hedge shown on the drawing, tends to read as subordinate.
The parking point matters more than people expect. In the suburban roads of the borough a garden room reached over a former hardstanding can take the only off-street space, so the site plan marks vehicles as well as boundaries.

Green Belt, conservation areas and tree zones
About 17 per cent of the borough is mapped as Green Belt and the borough counts 28 conservation areas. Both affect outbuildings: Green Belt policy looks at openness, and conservation areas bring the side-of-house restriction, which reads: On article 2(3) land, no outbuilding between a side wall and the boundary.
Trees are the other quiet constraint. The council publishes 7,145 tree preservation zone polygons, so a canopy overhanging your plot may well be protected. We show root protection areas on the plan and move the footprint before the foundation is designed.
The borough holds 3 Article 4 directions covering 114 mapped areas. If yours is one of them, we confirm what it removes before we promise a route.
Do you need planning permission for a garden room in Kingston?
Usually the national order decides. For height it says Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof, and the eaves limit is 2.5 m. A garden room in Kingston that stays inside those lines and is used only as an extension of home life does not need an application.
Where the design goes beyond them, a householder application follows. Kingston decided 742 householder applications in the latest return, granting 83 per cent, so the plans need to answer the guidance in advance rather than leave it to the officer. Our planning drawings in Kingston upon Thames set is built for that.
If the room is within the limits and you want it on record, ask for a lawful development certificate in Kingston upon Thames.
Building control and use
A small detached office usually avoids building control: Detached building up to 15 m² with no sleeping accommodation is exempt. The larger exemption sets a wider footprint but adds a distance or materials test, so the position on the plot feeds back into the specification.
Houses in the borough average £591,555, and detached ones £1,304,915, so a well-documented garden room is something a buyer will want in the file. If you plan a guest bedroom, the exemption is lost and our building regulations drawings in Kingston upon Thames cover the technical set.
Use is the other test. The national order requires the room to stay incidental to the house, so a drawing that labels the room as an office, studio or gym with no kitchen or bed gives the officer little to question.
Cost and next step
The drawing fee is £495 with VAT included and fixed before we begin. It buys the site plan, plans, elevations, a section and a 3D view of the room. Council fees are paid to the council on top.
Start from the garden room drawings overview for the national rules, or see everything we do locally on the architectural drawings in Kingston upon Thames page. Send an address and we reply with a route and a fixed quote; if the council wants changes, redraws are free until approval.

Questions
How close to the boundary can a garden room go in Kingston?
The national order lets a building within two metres of a boundary reach only the lower height. The council's design guidance separately prefers outbuildings well away from shared boundaries when permission is needed.
Does a garden room in Kingston need to keep my parking space?
If the room needs permission, the borough's guidance expects parking lost to the building to be replaced on the site. We show the car and the room together on the plan.
Can I build a garden room in the Green Belt part of Kingston?
Sometimes, as permitted development, but openness is tested harder in Green Belt land, and any application is judged against that policy. We check the map layer first.
