Wraparound extension drawings in Sutton
Sutton is the kind of borough where a wraparound extension has room to work: gardens cover 34.5 per cent of the land, and the council has only 8 conservation areas. Our wraparound extension drawings for Sutton houses start at £1,195 including VAT, and they are written to use that room without losing the permitted development rights most Sutton homes still hold.

How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Space is on your side in Sutton
Domestic gardens make up 34.5 per cent of Sutton's land, and 62.9 per cent of households live in a house. Many plots are deep enough that an L-shaped extension leaves a proper garden behind it, which makes the question of how much to build more open than in the inner boroughs.
With more room comes a different risk. A wraparound that fills the side and back may be allowed on paper while leaving a tight, overshadowed garden. We draw the garden as carefully as the building, with a terrace, a path to the rear boundary and the trees that stay.
Owner occupation is high at 64.4 per cent of households, so most clients are building for themselves. The drawings are set out accordingly: one main living space opening onto the garden, with the older rooms retained as quieter spaces.

Sutton's design guidance for extensions
The council's Design of Residential Extensions SPD is the main document, supported by the Urban Design Guide SPD and the Sutton Local Plan 2016-2031, adopted in 2,018. We found no dimensioned rule for wraparounds in the guidance we reviewed, so Sutton treats an L-shaped extension through its general tests for side and rear additions: a subordinate design, a respect for the building line and no unacceptable loss of light or privacy.
A side element is where those tests bite. Houses in a suburban street are usually set a little apart, and a side wing that closes the gap changes the street scene even when it is single storey. We show the front elevation with the side wall set back from the principal facade, and mark the distance to the boundary so that the gap is visible on the sheet.
Sutton is also a place with Green Belt. 14 per cent of the borough's area is covered, and houses on or beside it follow stricter rules on how much an extension may add. We confirm the status of the site first.
Heritage is light, so permitted development is realistic
Sutton has 8 conservation areas and 209 listed entries, a small number for its size, so most addresses sit outside any designation. That makes permitted development a realistic route here, more than it is in Southwark or Richmond.
The limits are: Side extension: single storey, max 4 m high, max half the width of the original house; and 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. They are tested together, because Limits apply to the total enlargement (new part plus any existing enlargement it joins). We tot up the original house, previous extensions and the proposal on one sheet, and a lawful development certificate then gives written proof for a future sale.
Going beyond the basic rear depth means prior approval, and Sutton's figures show how that goes: in the latest national statistics the council granted 9 and refused 35. A householder application is the likelier choice for a deep wraparound.
Sutton householder decisions
The council decided 601 householder applications in its latest published year, granted 91.8 per cent and decided 94.8 per cent within eight weeks or an agreed extension. Those cover every kind of home project, not wraparounds in particular, and they are no promise on a decision.
They do tell us that the process is predictable, so a build programme can be planned with a sensible window for the decision. We put that window into the timeline we give clients at the start.
Wraparound extension drawings in Sutton: what is included
The set covers existing and proposed plans, sections and elevations, a location plan and a block plan, checked by a second chartered technologist. The fee is £1,195 including VAT, fixed in advance. If the council asks for changes before deciding, we redraw at no charge, and the council's fee is £548.
Large windows are tempting on a garden elevation, but they are limited: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. We show the total on the elevation sheet.

Questions
Can a Sutton house have a wraparound under permitted development?
Often, because Sutton has few conservation areas. The side and rear parts count against one national total, so previous extensions matter. We add them up before drawing.
Does Green Belt affect wraparound extensions in Sutton?
On the addresses it covers, yes. Green Belt takes up 14 per cent of the borough and carries stricter limits on how much a house may be enlarged.
How much do wraparound extension drawings cost in Sutton?
From £1,195 including VAT, fixed before you commit. The council's fee is separate.
