Garden room drawings in Croydon
Garden room drawings in Croydon start at £495 including VAT. Croydon has a large share of garden land, which makes a garden room easy to want and easy to over-size, so our drawings test each plot against the coverage limit, the Green Belt edge and the conservation area before a design is chosen.

How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Garden room drawings in Croydon and the size of the plot
Domestic gardens make up 32.8 per cent of the borough's land in the government's generalised land use database, a generous share.
A bigger garden raises a different problem. The national rule caps coverage: Buildings may not cover more than 50% of the curtilage (excluding the original house). On a large plot that cap is distant, but a pool house, garage and shed can still add up, and we total them before designing.
Height is the limit people trip on, whatever the plot. The order says: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof. A generous garden gives room to move the building away from the boundary, and we use that to keep the roof low where neighbours look.

Where Croydon's Green Belt starts
About 25 per cent of the borough is Green Belt. Gardens in or at the edge of it are judged on openness when an application is needed, so a smaller, lower building close to the house is easier to justify than a freestanding one far down the plot.
Croydon also has 19 conservation areas and Historic England records 180 list entries, with 14 at Grade I and 3 registered parks and gardens. The council's Conservation Areas General Guidance SPD is the guidance for those areas.
Where a house is listed, the order has no exemption: Garden buildings within the curtilage of a listed building are not permitted development. We look the address up in the first hour, not after the design.
Letting the room: the Article 4 point
Croydon has an Article 4 direction on houses in multiple occupation, which is one more reason to settle how a garden room will be used. A room that is let, or that someone lives in on its own, is no longer incidental to the house, and the permitted development rule says so: Use must be incidental to the house; not a separate dwelling; no verandah, balcony or raised platform.
A building that is let out can also become a separate dwelling or a use that changes the house itself. If that is the plan, the route is different, with a change of use and full planning. If it is not, we draw the room with a clear incidental use and no separate entrance, kitchen or address.
We would rather settle this in the first call than let a garden office become an enforcement matter later.
Croydon's planning record
The council decided 786 householder applications in its latest published year, granted 86.6 per cent and decided 94.4 per cent in time. The planning return shows 805 decisions at 87.3 per cent granted. Both are borough-wide figures for all home alterations.
The adopted plan is the Croydon Local Plan 2018, which we cite in the design statement. We found no footprint or height limit for garden buildings in the borough's guidance that we can quote with a page reference, so we design to the national Class E limits and show the effect on neighbours.
The average Croydon home sold for £390,041, and prices changed by -3.4 per cent over the past year. Space at home is often cheaper to add than to buy.
Sloping plots, drainage and the build
Some Croydon gardens fall steeply from the house. The height limit is measured from the highest natural ground beside the building, so on a slope we draw the section on the true ground line and show how much of the wall stands proud on the low side.
Foundations follow the ground. On a slope a screw-pile or pad system usually costs less than a cut-and-fill slab, and it leaves the roots of nearby trees alone. We record the choice on the section and note the drainage route, because a new roof needs a soakaway or a connection that suits the fall.
A short construction note covers access, since a side passage is often the only way in for materials.
Certificate, application and Building Regulations
A garden room within Class E, on an unconstrained house, can be recorded with a Lawful Development Certificate in Croydon. If it falls outside, the route is a householder application, prepared as planning drawings in Croydon, with a national fee of £272 for works within an existing home's boundary.
Building Regulations have their own test. The smaller exemption is worded Detached building up to 15 m² with no sleeping accommodation is exempt, and the larger one Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. A room outside both needs our building regulations drawings in Croydon.
Where the garden building will be a converted garage rather than a new one, see garage conversion plans in Croydon.
From survey to issue, with the price
On a long Croydon plot we recommend a measured survey, because levels and trees decide the position. We then show two or three options in 3D, you choose one in writing, and the set is checked by a second chartered technologist. It starts at £495, VAT included, and includes the block plan, floor plan, elevations, a section and a materials note.

Questions
Can I rent out a garden room in Croydon?
Not as an incidental outbuilding. Use must stay incidental to the house, and a room let or lived in separately changes the use. The borough also has an Article 4 direction on HMOs.
How much of Croydon is Green Belt?
About 25 per cent. A garden room there is judged on openness if it needs permission.
Does Croydon publish a size limit for garden rooms?
We found no footprint or height figure in its guidance that we can cite. We design to the national limits and show the effect on neighbours.
