Velux loft conversion drawings in Sutton

If your Sutton house has a roof with enough height, rooflights in the existing slope are the lightest way to gain a room, and we draw them from £695 including VAT. Sutton granted 91.8 per cent of its householder applications in the latest year on record, which suits a scheme that leaves the roof shape alone.

How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Sutton asks of rooflights in a roof

Sutton's householder guidance is the Design of Residential Extensions SPD, and its position on roofs is straightforward. Rooflights set into the slope, best at the side or the rear, are preferred to enlarging the roof volume just to bring in daylight. A Velux scheme is exactly that choice, so the policy leans in your favour from the start.

The council also keeps an Urban Design Guide SPD for the wider character of streets. Our elevations therefore show the front slope as well as the back, because a planning officer reading a roof alteration looks at what the neighbours and the pavement will see.

Sutton's local plan is the Sutton Local Plan 2016-2031, adopted in 2,018. We check the scheme against both documents before you pay for a full set.

Loft enlargement in section: the permitted development limits

A dormer on the rear slope, with the limits that decide whether it needs planning permission.

A · Extra roof volume allowed
40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
    B · Set-back from the eaves
Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
    C · Height limit
No part higher than the highest part of the existing roof

The limits that apply before you apply

Rooflights fall under permitted development when the house allows it. The projection rule is: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. Any window you put in a side slope has its own condition: Side roof-slope windows obscure-glazed and non-opening below 1.7 m.

That is why we choose a low-profile unit and set the sill height on the section drawing, rather than leaving it for the roofer to decide. If the address sits in a protected area, permitted development may not apply at all, and the check below tells us which way you stand.

Conservation areas, listed buildings and the Sutton map

Sutton publishes 8 conservation areas, and Historic England lists 209 entries inside the borough, including 1 at Grade I. A further 7 entries sit on the Heritage at Risk Register. About 14 per cent of the council area is Green Belt, although that rarely changes what you may do to a roof.

If your house is in one of those areas, a rooflight in the front slope is usually the first thing an officer will question. We would draw the units on the rear or the side and, where a front one is needed, show a flush conservation-style unit.

For anything doubtful we suggest a Lawful Development Certificate in Sutton first, which confirms the lawful position in writing before you spend on the build.

    How Sutton decides householder applications

In its latest published year the council decided 601 householder applications and granted 91.8 per cent of them. It decided 94.8 per cent within eight weeks or an agreed extension. Those figures cover every householder project, not Velux lofts alone, but they show a council that generally says yes to a well-drawn modest scheme.

About 62.9 per cent of households live in a house or bungalow, so roofs like yours are the typical case here rather than the exception.

Escape, stairs and warmth under the building regulations

A room in the roof needs a way out. The escape window rule says: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. A good rooflight can double as that window if the sill is at the right height.

The stair is the usual squeeze, and the guidance allows this where full height is out of reach: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). New windows must also meet an energy limit: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. We carry all of it through to the building regulations drawings in Sutton.

What you receive and what it costs

A Sutton Velux set shows the existing and proposed plans, the roof in section with the rooflights and floor, and the elevations, together with location and block plans. The price starts at £695, VAT included and fixed before you commit.

Each sheet is checked by a second chartered technologist, never the person who drew it, before it goes out. Council changes are redrawn at no charge until approval. Questions

Do Velux rooflights in Sutton need planning permission?

Often not, when the house is outside a protected area and the units stay within the projection rule. Sutton has 8 conservation areas, so the address check decides it. We run that check before quoting.

Does Sutton prefer rooflights to a dormer?

Its Design of Residential Extensions SPD prefers rooflights set into the slope, at the side or rear, to enlarging the roof volume for light. That is guidance, and each application is judged on its own street.

How long does a Sutton householder decision usually take?

The council decided 94.8 per cent of householder applications within eight weeks or an agreed extension in its latest year.
