Garden room drawings in Camden

Garden room drawings in Camden start at £495 including VAT. Camden's planning guidance does not give a footprint figure for outbuildings. It asks for a building that is visually subordinate, leaves the garden planted and keeps views over the walls and fences, and the drawings are where that is shown.

How we work on garden room drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Garden room drawings in Camden: the subordinate-building test

The council's rule sits in the Home Improvements CPG (Camden Planning Guidance), in its section on outbuildings, under the Camden Local Plan, adopted in 2,017. It asks for an outbuilding that is visually subordinate within the garden, keeps visibility over garden walls and fences, retains space for planting and is used only incidentally to the house.

That is a design test, not a number, and it is argued from drawings. A section through the garden that shows the roof against the boundary wall carries more weight than any description. We therefore draw the building in elevation against the walls on both sides, with the planting that stays marked on the plan.

The same section says self-contained living use needs specific permission. A studio with a desk and a daybed is fine; a room fitted as a flat is not. We label the use and keep services modest to match.

Conservation areas, listed houses and the squares

Camden has 40 conservation areas and 21 Article 4 directions, and Historic England records 1,971 list entries here, 57 at Grade I. There are also 16 registered parks and gardens.

This matters because the national order is firm: Garden buildings within the curtilage of a listed building are not permitted development. In a conservation area the order adds: On article 2(3) land, no outbuilding between a side wall and the boundary. With that many designations, plenty of Camden houses are covered by one or the other.

We check the address first. If your house is listed, the garden room needs planning permission and may also need listed building consent, and our work then has a heritage statement alongside the drawings.

Small gardens and the coverage cap

Domestic gardens make up only 19.1 per cent of the borough's land in the government's generalised land use database, so each plot is precious. A garden room should not swallow the planting that the council's guidance wants to keep.

The national coverage rule still applies: Buildings may not cover more than 50% of the curtilage (excluding the original house). In a small Camden garden, a patio and a shed can already take up a lot. We total everything before we draw anything new.

A garden that sits over a lightwell or basement has structure beneath it. The council's Basements CPG (Camden Planning Guidance) covers those, and we flag them where the survey shows one.

    What the planning record says

Camden decided 394 householder applications in its latest published year and granted 89.1 per cent. Only 77.7 per cent were decided within the statutory period, so a householder scheme can take longer than the eight-week target.

The Planning Inspectorate decided 76 householder appeals here over the latest five-year period, allowing 35.5 per cent. Those are borough-wide figures for every kind of home alteration and not a forecast for your room.

The average Camden home sold for £815,159, and prices changed by -10.1 per cent over the past year.

Drawing a garden room to sit quietly

Because the test is visual, the materials matter. Timber cladding that weathers to grey, a sedum roof and a slim frame read as part of the garden, where a white render box does not. We specify these on the elevations so the officer sees the finish before reading the statement.

Glazing is the other point. Large sliding doors facing the main garden are fine, but a window looking into a neighbour's garden, or a tall one at the boundary, is not. We place openings on the house-facing side and keep the boundary elevation largely blank.

Trees count in Camden. A retained tree or a new planting bed shown on the plan is evidence that the building leaves space for the garden, which is exactly what the CPG asks for. A drainage and run-off note finishes the sheet.

    Certificate, application and building control

If the garden is clear of every designation and the room keeps to Class E, a Lawful Development Certificate in Camden records it. The height wording is: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof.

Otherwise, the application is prepared as planning drawings in Camden, and the national fee for works within an existing home's boundary is £272. Camden's Amenity guidance, the Amenity CPG (Camden Planning Guidance), is the part that deals with neighbours' light and privacy.

Building Regulations are a separate question, and the larger exemption is worded Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. Where a room falls outside it, see our building regulations drawings in Camden.

    Price, checking and nearby boroughs

A Camden set costs from £495 with VAT included and includes the block plan, floor plan, elevations, a roof and floor section, and the planting and boundary note the council's guidance asks for. A second chartered technologist checks every sheet, and we redraw free of charge if the council asks for changes.

    Questions

Does Camden set a maximum size for a garden room?

Its guidance sets no figure. It asks for an outbuilding that is visually subordinate, leaves planting space and is used only incidentally to the house.

Why does a Camden householder application take so long?

The council decided only 77.7 per cent of householder applications within the statutory period in its latest published year, so allow extra time.

Can I build a garden room if my house is listed?

Usually not as permitted development, because the order says: Garden buildings within the curtilage of a listed building are not permitted development. An application is needed, and listed building consent may be too.
