Hackney's rear dormer rules in its extensions guidance

The council's Residential extensions and alterations SPD sets out how a rear dormer should sit on the roof. The clearances it asks for are 0.5 m ridge / 0.5 m edge / 1.0 m eaves. In plain terms the dormer stays clear of the ridge, clear of the roof edges and well up from the eaves, so a band of original roof stays visible on every side.

A second test limits size: half height / half width. Dormer height should be no more than half the roof height, and the dormers together no more than half the roof width. On a narrow terrace this caps the room you can gain, and we show the cap on the drawing before you commit.

The same guidance says front dormers are not normally acceptable unless front dormers are original to the street or many front box dormers already exist. We read your street before suggesting anything on the front slope, and mostly we keep the work to the back.

Conservation areas and Article 4 in Hackney

Hackney publishes 37 conservation areas and 77 Article 4 directions, mapped as 197 separate areas. Class B roof enlargements are not permitted development on article 2(3) land, and an Article 4 direction can take away rights that would otherwise apply.

For that reason we check the address against the council maps before any survey visit. Where a direction applies, a dormer that would be permitted elsewhere needs an application, drawn to the SPD clearances above.

Historic England lists 555 entries in Hackney, so a listed house is a real possibility on an older street, and listed status adds a separate consent.

Hackney's housing mix and what it means for a dormer

Houses are a minority in Hackney: 18.8 per cent of its 106,081 households, with 24.6 per cent owner-occupiers. A dormer is mainly a freehold house project: a top-floor flat in a converted house usually needs the freeholder's agreement as well as planning permission.

When you do own the roof, the terrace form helps. The SPD wants the dormer on the rear slope, so that is where our drawings start.

    Hackney's householder decisions and timing

Hackney decided 415 householder applications in its latest year and granted 84.6 per cent; 91.3 per cent were decided in time. These cover every home project, so we use them only to set expectations on timing.

Fitting a Hackney terrace roof to the half-height, half-width test

The council's two proportion tests, half the roof height and half the roof width, sound simple but bite hard on a narrow Hackney terrace. A roof only a few metres wide gives a dormer of modest width, however much room you would like.

We draw the roof slope first with the clearances shaded in: the strip below the ridge, the strips at each edge and the band above the eaves. What is left is the zone in which the dormer can sit, and we fit the room into it.

Where the zone is too small for the room you want, the honest answer is to say so early. The alternatives, such as a rear roof light scheme or a different roof form, are cheaper to explore on screen than on site.

Materials, side windows and the stair in a Hackney dormer

On the permitted development route the materials must be similar to the house: Exterior materials similar in appearance to the existing house. Where planning applies, the SPD's design intent points the same way, so a matching finish helps either route.

Side windows have their own rule: Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor. On a terrace this matters little, but on an end house it affects the neighbour.

Building regulations then cover the escape route: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). We note this early, because on a narrow Hackney hall it can change the layout.

What our Hackney dormer drawings include

Each set has existing and proposed plans, a roof section with the dormer dimensioned, and all four elevations. Price: £695. If Hackney asks for changes, we redraw at no charge until approval.

Next steps are usually building regulations drawings for the structure and the stair. See also loft conversion drawings in Hackney and house extension drawings in Hackney. For the borough overview, use architectural drawings in Hackney. Next door, the rules differ in Islington and Haringey.

    Questions

How far from the ridge must a Hackney dormer be?

Hackney's extensions SPD asks for a rear dormer set 0.5 m ridge / 0.5 m edge / 1.0 m eaves. Height and total width are each limited to half height / half width.

Can I have a front dormer in Hackney?

Not normally. The council's guidance accepts one only where front dormers are original to the street or many front box dormers already exist.

Does an Article 4 direction affect a dormer in Hackney?

It can. Hackney has 77 directions, and where one applies a dormer that would be permitted development elsewhere needs planning permission.

How much are dormer loft conversion drawings in Hackney?

£695. Council application fees are separate.
