Electrical design drawings in Southwark
Southwark grants most of the householder applications it decides, but its Plan sets high standards on energy and water. We produce electrical design drawings in Southwark for extensions, conversions and new builds, with every circuit, fitting and plant supply drawn so the carbon and water figures hold up on site. How we work on electrical design drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Energy, water and electrical design drawings in Southwark
The Southwark Plan pushes carbon down hard. The energy policy requires all development to follow Be lean, Be clean and Be green, and the rule summary reads Majors net zero; major residential 100% on 2013 Regs. The reasons text for the neighbouring overheating policy adds that highly glazed or poorly ventilated buildings carry an overheating risk.
For a house the standard is more modest, but the direction is clear: efficient fittings, no direct electric heating where a heat pump is workable, and renewable provision wherever the roof allows. Our electrical sheets show each of those choices, so an officer reading the energy statement can match each claim to a circuit.
Water is the second rule. The water policy requires residential development to reach 105 l/person/day, excluding a small external allowance. Hot-water appliances are where that figure meets electrics: a shower pump, a hot-water cylinder and an immersion element all appear on our schedule so the water designer and the electrician agree.

Southwark's householder rules and the house types we see
The borough's Householder development SPD governs most extensions and roof alterations, and officers decided 558 householder applications in the latest year, granting 94.8 per cent. Electrical sheets rarely sway that outcome, but they help building control as much as the planning file.
Only 21.8 per cent of households live in a house, and 28.9 per cent are owner-occupiers, so many clients are leaseholders or landlords. The terraced average of £838,160 shows why: a house here is a major asset, and the electrics are a part of it that buyers' surveyors check.
A converted Victorian terrace in Camberwell or Peckham often has an original supply, a patched-up consumer unit and a loft that was added without a drawing. Our survey sheet records what exists and flags anything that needs a competent person before new circuits are added.
Conservation areas, listed buildings and Article 4
Southwark has 53 conservation areas, 919 listed building entries and 9 scheduled monuments. Heritage also shapes which electrical items are visible. A box or charger on a conservation-area frontage is judged against the character of the street, and an Article 4 direction can remove permitted rights for small external alterations.
The borough's size, from the riverside to the Dulwich edge, means the constraints change quickly from street to street. Our architectural drawings in Southwark page lists the designations, and the MEP design service in Southwark shows how the electrical drawing fits with ventilation and heating.
A worked example: an extension and a heat pump in one house
Take a terraced house in Southwark with a rear extension, a loft room and a plan to replace the gas boiler. The old consumer unit has no spare ways, the new kitchen brings an induction hob and a dishwasher, and the heat pump needs a dedicated feed. A drawing set that treats each as a separate job will leave the house short of capacity.
We draw them together: one new consumer unit sized for the whole project, circuits labelled by room, the heat pump on its own way with a local isolator, and a spare way reserved for a charger. The lighting schedule lists each fitting against the efficacy floor, and the sheets show where heat gains come from for the energy statement.
Seen as a whole, the electrics become a short list of decisions rather than a pile of surprises, and the officer, the building control surveyor and the electrician read the same document.
Part P, lighting efficacy and what we issue
Part P work must be certified within 30 days, and the lighting floor is 75 lumens per circuit watt now, rising to 105 in the later edition. A new dwelling needs a charge point of at least 7 kW.
We issue a plan per floor, a consumer unit schematic and a schedule, checked by a second technologist. The set joins your building regulations drawings in Southwark, and the electrical design drawings hub covers the service.

What water limit applies in Southwark?
The water policy sets 105 l/person/day for residential development, excluding a small external allowance.
Do you check the existing wiring in an old terrace?
We record what we can see and flag anything that needs a competent person to inspect before new circuits are added.
