M&E drawings in Southwark
Most homes in Southwark are flats, so services drawings here often have to cross a neighbour's ceiling, a shared riser or a lease line. We prepare M&E drawings for Southwark flats, maisonettes and terraced houses: fan duties, circuits, alarms and routes, coordinated on one set. Fixed quote after a free constraints check.

How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Southwark Plan policies that reach an M&E drawing
The adopted Southwark Plan puts three development management policies in front of anyone drawing services. The water policy comes first: residential development is held to 105 l/person/day, not counting a small external allowance. The M&E sheet is where we mark each tap, shower, bath and appliance that the calculation is built from, so the figure is traceable.
The energy policy follows, and the council's summary of it is: Majors net zero; major residential 100% on 2013 Regs. The reasoning behind the neighbouring overheating policy warns about highly glazed or poorly ventilated buildings. For a conversion or a rear addition that is a prompt to draw extract and purge ventilation deliberately instead of leaving it to the builder.
The drainage policy deals with surface water and flood risk. Its headline requirement is Greenfield rate for majors; FFL +300 mm. The drainage hierarchy it describes also expects permeable hard surfacing in gardens, which is worth knowing before a patio and an external socket run are laid out together.
None of the three asks for an M&E set by name, and a small flat refit may not trigger any of them. They still show how the borough thinks: water use counted per person, energy tested against the hierarchy, and drainage treated as a design question rather than an afterthought. A services sheet that follows the same order is easy for a case officer to read and easy for you to defend.

Flats, maisonettes and shared structure
Only 21.8 per cent of Southwark households live in a house or bungalow, and just 28.9 per cent own their home. In practice a lot of our work here is a leaseholder refitting a kitchen and bathroom, a landlord improving a maisonette, or a family opening up the ground floor of a terrace.
That changes how we draw. A cable or duct that stops at your front door is easy. One that runs through a neighbour's void is not, so we survey the possible routes with you and mark which are inside your demise. Where a fan must discharge through a communal wall or a shared light well, the drawing shows the terminal position so you can ask the freeholder for consent with something concrete to show.
A kitchen hood that vents outside needs 30 l/s under Approved Document F, a bathroom 15 l/s and a utility room 30 l/s. Inside a flat with no external wall behind the bathroom, those figures drive the whole layout, and we usually settle the duct route before anything else.
Fire and smoke detection deserves the same attention in a converted building. We lay out smoke and heat alarms for each floor, and where a fixed gas or solid fuel appliance is fitted we mark the carbon monoxide alarm positions to Approved Document J, with the ceiling clearance from the wall that the guidance calls for.
Designations that limit flues, vents and cables
Southwark publishes 53 conservation areas and 480 Article 4 directions, and records 919 listed building entries. Where a direction removes permitted development rights, a new flue, vent or external unit on a visible wall may need permission that would not be needed elsewhere.
The borough also has 36 entries on the Heritage at Risk Register. If your building is near one, we recommend asking the conservation team early about the position of external terminals before the drawings are fixed.
Our check runs against the address before drawing starts, not after. The result is a short note that says which external services need permission, which can use permitted development and which are better placed at the back.
Southwark's planning record and what you get from us
The council decided 558 householder applications in its latest year and granted 94.8 per cent, with 95.3 per cent decided within eight weeks or an agreed extension. Services seldom decide an application, but a drawing set that matches the planning drawings keeps the process moving.
A Southwark set has a lighting and power layout per floor, a ventilation plan, a consumer unit schematic and an alarm layout, with a legend and a schedule so quantities match. It goes alongside our building regulations drawings in Southwark for building control. For the wider design behind heating and hot water, see our MEP design in Southwark, or read about architectural drawings in Southwark.
We do not certify installations. Your electrician does that, and the title sheet says so. Send us the plans and we will give you a fixed quote after a free constraints check.

Questions
Do I need M&E drawings for a flat refurbishment in Southwark?
Not for planning in most cases, but a freeholder, managing agent or building control officer often wants to see fan routes, circuits and alarms before approving work. An M&E set answers all three.
Which Southwark policy affects water fittings?
The water policy in the Southwark Plan sets the residential water-use limit. We mark the fittings on the M&E sheet so the calculation can be checked against the drawing.
Can you route a duct through a neighbour's ceiling void?
Only with their agreement and, in a lease, the freeholder's. We show the options and mark what is inside your own demise, so the conversation is easy to start.
How much do M&E drawings cost in Southwark?
Fixed quote after a free constraints check. The price follows the floors and systems involved.
