MEP design in Southwark
MEP design in Southwark is the heating, ventilation, electrical and water design for a home in a dense borough: 130,818 households, only 21.8 per cent of them in a house, and a heritage list of 919 buildings. We settle where the plant, ducts and pipes go while the plans can still change. Fixed quote after a free constraints check.

How we work on mep design
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Southwark's planning rules and the services they touch
The Southwark Plan 2022 was adopted in 2,022, and the council's Householder development SPD explains what it expects from extensions, lofts and rear additions. Neither document tells a designer how to size a boiler, but both tell us where plant is welcome: at the rear, below the roofline and out of view from the public realm.
The plan's water policy limits use in new homes to 105 l/person/day. We build the fittings schedule to that figure and show the calculation. Its energy policy sets the carbon bar (Majors net zero; major residential 100% on 2013 Regs), and its reasoning flags overheating in highly glazed or poorly ventilated buildings. We treat that as a design sequence for loft rooms and top-floor flats: block the sun, ventilate through stack or cross-flow, add thermal mass where the structure allows, and only then consider cooling plant.
Southwark is quick at deciding. In its latest year it dealt with 558 householder applications and granted 94.8 per cent, deciding 95.3 per cent in time. That tells us the planning stage is unlikely to hold up the services stage, though it makes no promise about any single case.

Flats, terraces and who owns what
With 28.9 per cent of households owner-occupied, a very large part of the work is for leaseholders and tenants of housing associations. A leaseholder wants to know which pipes and ducts they may touch and which belong to the freeholder. We read the lease plan early and mark on our drawing where a duct crosses a party wall, floor or shared riser.
For houses, the average terraced home cost £838,160 and the average detached house £1,740,029. Prices moved 0.1 per cent over twelve months. Services for those homes are often a gas combi in a kitchen cupboard, with little room for a cylinder. We test whether a heat pump and a small cylinder fit, or whether a hybrid is more sensible.
Gardens cover only 17.6 per cent of the land in the national survey, so a condenser is rarely far from a neighbour's window. We check the sound level and distance, and propose a roof or a side-passage position where the rear garden is too tight.
Conservation, Article Four and trees
Southwark holds 53 conservation areas and 480 Article Four directions. Historic England lists 919 buildings: 4 at Grade I, 30 at Grade II* and 874 at Grade II. A further 36 appear on the Heritage at Risk Register and 724 tree preservation zones are mapped.
Where the directions apply, a new flue, vent or roof-mounted unit may need an application of its own. We note this on the services layout at the start, so you are not surprised halfway through. Inside listed houses we follow existing routes and avoid new penetrations through historic floors or cornices.
Numbers we design to
An extension wall is limited to 0.18 W/m²K and a roof to 0.15. A heat pump is designed for a flow temperature of 55 degrees Celsius at most. For a two-bedroom flat, Approved Document F asks for 25 litres per second of whole-dwelling ventilation.
The council's levy is zoned, and the schedule reads £598/m² (Zone 1); £300/m² (Zone 2); £74/m² (Zone 3). Mayoral CIL adds an indexed £72.73 per square metre. A plant room that adds new floor area could count, so we mention it when the layout suggests one.
Scope and related pages
A Southwark MEP package includes a heating strategy, ventilation layout, power and lighting plans, a water and drainage schematic and plant positions, drawn into one model and checked by a second MCIAT technologist. We give a fixed quote after a free constraints check, because a flat refit and a full house retrofit are priced very differently.

Questions
What water limit applies to MEP design in Southwark?
The Southwark Plan asks for 105 l/person/day in new homes, and we design the fittings schedule within it.
I am a leaseholder in Southwark. Can I change my heating?
That depends on the lease and who owns the pipes, risers and roof. We read the lease plan first and mark shared services on the drawing.
What does the cooling hierarchy mean for a top-floor flat?
Reduce heat gain first, ventilate next and add active cooling last. That order follows the London Plan, and the council's energy policy notes the risk in highly glazed homes.
How much does MEP design cost in Southwark?
Fixed quote after a free constraints check. The price depends on the size of the home and the systems you want.
