Structural calculations in Southwark

Structural calculations for a Southwark flat or house start at £295 including VAT. Only 21.8 per cent of Southwark households live in a house, so many jobs here are a beam in a flat conversion or a wall opened between rooms, and each needs a calculation that building control can read.

Structural calculations in Southwark: the council's own rules

Southwark's building control charges guide treats a beam as part of internal alteration. It says other works are charged by estimated cost, up to a ceiling above which the council gives an individual quote, and it has no separate line for beams or walls. For the bands it publishes: Under GBP 5,000: GBP 698.28 inc VAT; 5,001-10,000: GBP 828.12; 10,001-20,000: GBP 1,001.52; 20,001-30,000: GBP 1,235.40. VAT 20% payable except regularisation. Guide dated April 2026.

The practical point is that the fee follows the value of the whole job. A steel beam inside a larger refurbishment is priced with the refurbishment, so the calculations should describe the beam as one element of a clear scope.

On the planning side, Southwark is specific about when a structural report is wanted. Its validation table puts a structural survey in the requirement block for tall buildings and does not list one for householder design. The council's record reads: structural survey: tall buildings (P17) only. A terrace extension is therefore not asked for that survey, which keeps the paperwork proportionate.

Basements, flood defences and green roofs in Southwark

A new or extended basement is the case where structure and planning meet. Southwark's Climate and Environment SPD asks for a Basement Impact Assessment on every such application, prepared and self-certified by a chartered engineer or chartered geologist, and the council's own summary is: BIA by chartered engineer or geologist (self-certified).

Near the river a second rule applies. The Southwark Plan's River Thames policy says development next to flood defences and culverts must show it will not undermine their structural integrity. If your site backs onto one, the foundation design is checked against that test from the first sketch.

Southwark's guidance on green roofs adds a smaller point with real consequences: it asks applicants to consider the structural requirements early. A planted roof is heavier than a bare one, so we carry its loads into the beam calculations at the outset.

Heritage and Article 4 land in Southwark

Southwark has 53 conservation areas, 919 Historic England list entries and 480 Article 4 directions published by the council. Inside a conservation area or a listed building, the way a beam is installed matters as much as its size.

Our calculations record the temporary works, the bearing details and the route for lifting the steel into place, so that a listed house keeps its original fabric and the contractor has a method to follow.

Flats, terraces and conversions we calculate

Typical Southwark structural jobs fall into three groups: a through-room formed in a Victorian terrace, a rear opening where a kitchen is extended, and the structural alterations in a flat conversion. Each starts with a survey of the walls and the floor construction above and below.

Because ownership is mixed (only 28.9 per cent of households are owner-occupied), flat work often touches a lease and a neighbour above. We note the load path down through the building so the engineer's figures and any freeholder's questions refer to the same layout.

    How Southwark decides householder applications

Southwark decided 558 householder applications in its latest published year and granted 94.8 per cent; 95.3 per cent were decided in time. Calculations are not part of that gate, but the figures show how quickly a householder scheme usually moves, which helps you place the structural work in the programme.

    Price, deliverables and next steps

Structural calculations start at £295 including VAT, fixed in advance. You get the calculations, a beam and padstone schedule and a layout drawing after the survey, checked by a second technologist before issue.
