Structural engineering in Southwark
Structural engineering in Southwark is mostly work on flats, maisonettes and tight terraces: only 21.8 per cent of the borough's households live in a house. We design the beams, foundations and walls for that stock, drawn into the same model as your plans. Fixed quote after a free constraints check.

How we work on structural engineering
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Southwark's planning documents say about structure
On an ordinary home project Southwark's validation list asks for little structural paperwork. Its validation table ties the structural survey to one category of building, and records it as: structural survey: tall buildings (P17) only. A rear extension, a wall removal or a loft does not trigger a survey just because it is structural, though your beam still has to be calculated for building control.
Basements are the exception. The council's Climate and Environment SPD says an impact assessment accompanies every new or extended basement, and sets who writes it: BIA by chartered engineer or geologist (self-certified). That assessment is a separate document from the beam and foundation design, and we coordinate the two so the groundwater and underpinning assumptions agree.
The river shapes the rest. Along the Thames and its culverts the Southwark Plan applies a simple test: no undermining of flood defence structural integrity. A new foundation or retaining wall near a flood defence therefore needs a short justification and a reasoned depth, which is better settled on paper before the groundworker arrives.
The SPD also has a line for roofs that people overlook: consider structural requirements early (green roofs). A green roof adds saturated weight, so the engineer sizes the supporting beams for it from the first sketch, not after the roof build-up has been chosen.

| The Southwark Plan validation table lists a Structural Survey in the requirement block for Policy P17 (tall buildings), alongside heritage statement, CEMP, microclimate assessment and 3D model. It is not listed for P14/P15 householder design or for P19-P21 (listed buildings, conservation areas, historic environment), which ask for a heritage statement and townscape assessment only. Flats, terraces and shared walls
Southwark has 130,818 households, and just 28.9 per cent of them own their home. Where the home is a leasehold flat, the design for a structural opening has to satisfy a freeholder and a managing agent as well as building control. We write the engineer's statement and the beam layout so that a surveyor can read them without a covering explanation.
Where houses do exist they are expensive: the average terraced house sold for £838,160 in the latest Land Registry figures, against £469,796 for a flat. That is a good reason to pay for a proper structural design before opening up a Victorian terrace, because a mistake costs more than the fee.
Terraces share walls. A party structure notice must be served at least 2 months before the work starts, and excavation within the Act's distances needs 1 month of notice. We prepare the structural drawings that go with a party wall notice, so the neighbour's surveyor sees the same sizes the builder will use.
Listed streets, conservation areas and what they do to a steel beam
Historic England lists 919 entries in the borough: 4 at Grade I, 30 at Grade II* and 874 at Grade II. The council publishes 53 conservation areas, and 36 entries sit on the Heritage at Risk Register.
In those places a structural alteration is rarely invisible. A new opening in a spine wall may show in a ceiling with a plaster cornice, and a deeper beam may drop below a fanlight line. We check beam depth against the finished ceiling height before drawing the steel, then choose between a flush beam, a downstand with a bulkhead or a reduced opening.
For work to a protected building the structural design also records what is being kept. We mark the retained masonry, the temporary propping and the repair of the historic fabric, so the drawings can sit beside a heritage statement without contradicting it.
Structural engineering in Southwark: what we produce
A typical package has calculations, beam and padstone drawings, a foundation layout, temporary works notes and a one-page specification. The Approved Document A simplified rules cover houses of up to 3 storeys, but they stop at the edge of their tables: Where the work falls outside the AD A Section 2 tables, or uses beams, steelwork, underpinning or removed load-bearing walls and chimney breasts.
If you only need the numbers for a builder or building control, our structural calculations in Southwark service covers them on their own. The engineering service here covers the wider design: foundations, bearings, openings and the clash check with the architecture.
The structure is also the first thing building control reads. Our building regulations drawings in Southwark carry the same beam references, so the inspector finds one set of sizes across the pack.
How planning decisions look here
Southwark decided 558 householder applications in the latest twelve months published and granted 94.8 per cent. 95.3 per cent were decided within eight weeks or an agreed extension. The council's Householder development SPD sets out its local guidance for extensions.
Those figures are a record of the past, not a prediction for your house. They do show that a well-drawn householder scheme with a clear structural logic is a routine matter here, and that delay usually comes from missing information. We try to remove that by sending the structure in with the plans.
Neighbouring boroughs follow different rules, so if your project spans a boundary or you own in more than one place, see architectural drawings in Lambeth and architectural drawings in Lewisham for the local picture.

Questions
Does Southwark require a structural survey for a home extension?
The council's validation table records it as: structural survey: tall buildings (P17) only. That means an ordinary extension does not need one for validation, though building control will still want calculations for any beam.
Who can write a basement impact assessment in Southwark?
The SPD sets the author as BIA by chartered engineer or geologist (self-certified). We coordinate the structural design with whoever prepares it.
Can I remove a wall in a leasehold flat in Southwark?
Often, if the wall is not load-bearing or a beam can replace it, but you need the freeholder's consent as well. We provide the engineer's design they will ask to see.
How much does structural engineering cost in Southwark?
Fixed quote after a free constraints check. A single beam is a small job and a basement is a large one, so we price after seeing the house and the plans.
