Double-storey extension drawings in Redbridge
We prepare double-storey extension drawings for Redbridge houses from £1,295 including VAT. The borough's own design guide is specific about the upper floor: a first-floor rear element is generally held to 3 m deep, so the design starts from that figure rather than from the maximum a plot could physically take.

Redbridge's rules for a double-storey extension
Redbridge sets out its expectations in the Housing Design Guide SPD. For the rear, it says a first-floor element should generally be no more than 3 m deep and is also subject to the 45-degree rule. The width limit is just as firm: half the original rear width, and the eaves should not rise above those of the original house.
A side extension is judged on a different set of tests. The guide asks for the upper storey to be pulled back from the front of the house, and on open corner plots to be set in from the side boundary: 0.5 m set-back; 1 m to boundary (open corner plots). Where a side and a rear extension are combined into one L-shaped addition, the first-floor rear part steps in again by 0.5 m from the side elevation of the new work.
These are the dimensions your drawings are tested against, so we put them on the model before the first sketch. A ground floor can run deeper than the floor above it, and the stepped result is often how a Redbridge family gets a larger kitchen and a bedroom over it without crossing the line.

What the national rules add
Under permitted development, the limit for anything above one storey is stated as: Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary. In a conservation area the position is simpler and stricter: No rear extension of more than one storey under PD on article 2(3) land. Redbridge has 16 conservation areas, so the address check comes first.
A Redbridge double-storey scheme therefore usually needs a householder application, drawn to the local guide above. Our house extension drawings in Redbridge page covers the wider choice between extension types.
Redbridge houses and what they tend to need
Around 66.2 per cent of Redbridge households live in a house, and 57.1 per cent own their home. For many of those owners, building over a new ground-floor room is the obvious way to gain a bedroom.
The Green Belt covers 34 per cent of the borough area, and the borough has 134 listed building entries. A house near either brings extra tests on bulk and setting, which we flag at the first call instead of after the design is drawn.
How Redbridge has decided householder applications
In its latest published year Redbridge decided 991 householder applications. It granted 82.8 per cent of them and decided 94.7 per cent within eight weeks or an agreed extension.
These cover all householder work, not only two-storey additions, so they tell you about pace rather than your chances. Drawing to the guide's dimensions from the start avoids an obvious reason for a request to change.
Upper-floor windows, fire safety and structure
A new bedroom needs a way out. Approved Document B sets the escape window as: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. Side-facing upper windows have their own condition: Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor.
The extra storey also loads the walls below, so the beams and foundations are checked by an engineer and shown on the drawings. See structural calculations in Redbridge when that stage arrives, and building regulations drawings for the full submission.
Price, what you receive and neighbouring boroughs
The fee is £1,295 with VAT included, fixed before you commit, and the council fee for a householder application is £548 paid separately. You receive both floors, elevations, sections and the location plans, each sheet checked by a second chartered technologist, and we redraw at no charge if the council asks for changes.
If a single-storey scheme might do, compare it with rear extension drawings in Redbridge. Elsewhere in east London, the same job across the border is covered in Waltham Forest and Barking and Dagenham. For everything we do locally, see architectural drawings in Redbridge, and for the rules nationally the double-storey extension drawings overview.

Questions
How deep can a first-floor extension be in Redbridge?
Redbridge's design guide generally limits a first-floor rear element to 3 m, and it must also satisfy the 45-degree rule. The ground floor below follows the single-storey depths.
Can a Redbridge two-storey side extension go up to the boundary?
Not on an open corner plot. The guide asks for the following: 0.5 m set-back; 1 m to boundary (open corner plots).
Do I need planning permission for a double-storey extension in Redbridge?
Usually. The permitted development limit is tight (Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary), and in any of the borough's 16 conservation areas it does not apply.
How much do double-storey extension drawings cost in Redbridge?
From £1,295 including VAT, fixed up front. The council's application fee is separate.
