Construction drawings in Lambeth
Construction drawings in Lambeth are written for a borough of flats and converted houses. They give your builder the dimensions, junctions, structure and fire detail to work from, and your freeholder and building control the same facts. Fixed quote after a free constraints check.

How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Lambeth: flats first, houses second
Only 24.8 per cent of Lambeth's 134,688 households live in a house, and 33 per cent own their home. Most of the construction sets we draw here therefore sit inside a building shared with neighbours: a flat knocked through, a maisonette reorganised, or a rear addition on a converted Victorian house.
The council's Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit sets the design expectation for alterations and retrofit, and its Lambeth Design Guide SPD Part 5: Basements covers digging down. Neither tells a builder how to make anything. The construction set picks up where they stop, and fixes the build-up, the opening sizes and the sequence so the scheme that was permitted is the scheme that gets built.
Shared buildings change the order of work. Before a steel goes in, the neighbours below and beside need to know what is above them, so we draw the temporary support and the bearing detail as a sheet your party wall surveyor can attach to a notice.

Conservation, Article 4 and listing in Lambeth
Lambeth carries 953 Historic England list entries, 64 conservation areas and 12 Article 4 directions, which the council maps as 223 areas. Where a home sits inside one of these layers, permitted changes can be narrower than owners expect.
That narrows what a specification can say. A timber window cannot be swapped for a plastic one just because the U-value is easier, and a roof covering has to match what stands. The set records the choice and shows how it still reaches the energy standard: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.
Where a scheme still needs a decision, planning drawings in Lambeth come first, and the technical sheets are drawn against what is approved.
Fire, escape and sound inside a shared building
A flat in a converted house is judged by what happens when a fire starts in the next one. If a new layout leaves a bedroom reached through another room, the sheets show a protected route or an alternative. For upper floors the opening must meet this rule: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor.
Detection is not optional either. The figure on the sheets is All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604, written next to the circuit it belongs to.
Floors and party walls carry sound. When boards come up, the new build-up goes on a section with the product class named, so the builder cannot swap in something thinner on the day. Pipes and ducts passing through those floors are drawn with their fire stopping, because that is where a good floor most often fails.
What the planning numbers say about timing
The council decided 595 householder applications in its latest published year, granting 83.4 per cent and deciding 93.4 per cent in time. Flats sell for an average of £439,289 here, so a delayed start is an expensive one.
Those figures are about planning, not about an individual address, and a flat in a leasehold block adds a second approval, the freeholder's, on top of the council's. We use them to plan the order of work: construction sheets can be drawn while the decision is pending, then adjusted to match any conditions.
Cost, checks and where to go next
The fee is fixed after a free constraints check. Every sheet is checked by a second chartered technologist, never the person who drew it. For the version submitted for approval, see building regulations drawings in Lambeth; for the beam, see structural calculations in Lambeth. The borough overview is architectural drawings in Lambeth. Over the borough boundary, see construction drawings in Southwark and Wandsworth.

Questions
Do I need construction drawings for a Lambeth flat refurbishment?
For structural changes, new layouts, bathrooms and kitchens with drainage changes, building control will want technical information, and a freeholder usually wants the same before giving consent.
Does Lambeth's basement guidance affect the construction set?
The guidance shapes the planning scheme. The construction set adds the retaining structure, waterproofing, drainage and escape to whatever is permitted.
Is a Lambeth conservation area a problem for construction drawings?
No, but it limits materials. With 64 conservation areas, windows, roofs and brickwork often have to match the existing building, and the sheets say so.
How is the fee for Lambeth construction drawings set?
It is a fixed quote after a free constraints check, based on the size of the building and the number of details.
