SAP calculations in Lambeth
A SAP calculation in Lambeth is the energy assessment building control may ask for when a home is extended, converted or newly built. We coordinate it with an assessor and fit it to your drawings, for a fixed quote after a free constraints check. Lambeth's own design guide has a part on retrofit, which makes it one of the few councils where planning and energy guidance meet on the page.

How we work on sap calculations
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Lambeth's design guide treats retrofit as a design question
The council's Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit lays out how an existing building may be altered, extended or upgraded, and the Lambeth Design Guide SPD Part 2: Advice for All Development sets the general principles beneath it. The wider Lambeth Local Plan 2021 adopted in 2,021 sits above it, and a separate Lambeth Design Guide SPD Part 5: Basements deals with basements.
We read the retrofit part of the guide with the energy sums in hand. It is planning advice on appearance and fit, and it does not publish a figure for us to quote as a Lambeth energy rule. Insulation outside a terrace front, for instance, is a planning question first and a thermal question second. We resolve both on the same drawing.
The practical result is a short list of what can change on the outside of a Lambeth house and what must change inside, agreed before any planning drawing is issued.

A borough of terraces, flats and conversions
Lambeth has 134,688 households, and 24.8 per cent live in a house. Owner-occupiers are 33 per cent. A terraced house averaged £796,865 in the latest Land Registry figures and a flat £439,289, so many projects are conversions of large Victorian houses and extensions behind them.
Council statistics for certificates give a sense of the volume of that work. Lambeth dealt with 401 lawful development certificate applications in the latest year, and plenty of them are for roof and rear changes that later need building control sign-off.
When the extension route needs a SAP calculation
For an existing house, the first route checks each new element against a limit. The values are: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.
The route has a catch on glazing, as the guidance notes: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. Where a plan breaks it, the document allows: Alternative routes: area-weighted U-value (para 10.9) or a SAP calculation against a notional extension (para 10.10).
We usually run the elemental check first, because it costs nothing, and commission the calculation only where a design needs it. That keeps the fee proportionate to the project. Our rear extension drawings in Lambeth carry the result.
Heritage, trees and the constraints behind every quote
Lambeth has 64 conservation areas, and 12 Article 4 directions that map to 223 separate areas. The council records 339 tree preservation orders, and Historic England lists 953 entries. A property that stands on any of these may need windows kept, a front left untouched or a root zone protected.
That changes the energy design directly, which is why the constraints check comes first. Where the front must stay as it is, the energy gain has to come from the roof, the floor or the back.
Lambeth's decisions and the timetable
Lambeth decided 595 householder applications in its latest year, granting 83.4 per cent and deciding 93.4 per cent in time. Larger home extensions through prior approval had a mixed result, with 13 granted and 18 refused.
If you are building new homes, the method is: For new dwellings AD L 2026 names two methods: the Home Energy Model (HEM) and SAP; validity dates are in the Notice of Approval. Which standard governs your scheme depends on dates: AD L/F 2021 continue where plans/notices are deposited before 24 Mar 2027 and work starts before 24 Mar 2028. We confirm that with you before we fix the quote, and our building regulations drawings in Lambeth are drawn to the same standard.

Questions
Does Lambeth's Design Guide require a SAP calculation?
No. The Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit is planning guidance on alterations and retrofit. Energy compliance is checked by building control.
Can I insulate a Lambeth terrace from the outside?
Sometimes. In a conservation area or on a protected front it may need consent. Lambeth has 64 conservation areas, so we check the address first.
Is a SAP calculation needed for a loft or rear extension in Lambeth?
Often not. If every element meets its limit and the glazing stays inside the guidance, the elemental route is enough.
How much do SAP calculations cost in Lambeth?
We give a fixed quote after a free constraints check, because the price depends on the building.
