Construction drawings in Bromley

Bromley mixes dense heritage controls with a householder record in which not every decision arrives on time, so a construction set here has to be exact about constraints and patient about timing. We draw the build-ready pack after the council has settled the design. Fixed quote after a free constraints check.

How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Bromley: the Urban Design Guide and your plot

We found no Bromley rule about construction drawings, and Building Regulations do not vary by borough. The council's design reference for home alterations is the Urban Design Guide SPD, supported by the Bromley Local Plan, adopted in 2,019. Check whether a newer plan has replaced it before you rely on a design principle.

The practical consequence is that the planning officer's report, not a general rulebook, is the authority we draw to. We read it line by line, lift every measurement and condition into the specification, and flag anything the report assumed that the survey disproves.

Our planning drawings in Bromley lead into this stage, but if the permission came from elsewhere we start from the decision notice.

Conservation areas, Article 4 and green belt in one borough

Bromley has 47 conservation areas, 108 Article 4 directions, 412 listed entries and 25 heritage assets at risk. Green Belt covers 51 per cent of the area, and 9 scheduled monuments sit inside the boundary.

For an owner, the point is the number of directions: with that many, the chance your street is covered is real. We check the list before quoting, and where a direction applies, the specification repeats the existing window and roof detail rather than inventing a modern one.

Houses make up 68.6 per cent of households, and 68.5 per cent are owner-occupied, so most clients are families extending in place.

    Slower decisions, longer lead times

Bromley decided 1,609 householder applications in its latest published year. It granted 78.6 per cent, and only 89.1 per cent were decided in time.

The Planning Inspectorate decided 502 householder appeals and allowed 37.6 per cent. Larger home extension prior approvals were few: 3 granted, 15 refused.

What this means for you: plan your builder's start date from the decision, not the validation letter, and leave room for conditions to be discharged. Construction drawings drawn too early often need revising once conditions land.

    Details an inspector will check

Three standards recur in every set we issue for Bromley. Stairs: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm. Headroom: 2.0 m clear headroom over stairs. Ventilation: Intermittent extract: kitchen 30 l/s with cooker hood (60 l/s otherwise), utility 30 l/s, bathroom 15 l/s, WC 6 l/s.

On a large house the services drawing matters more than people expect. We route every duct and soil pipe before the structure is fixed, so a beam does not end up where a stack must pass.

Conditions, discharge and the builder's start date

Bromley decisions often carry conditions on materials, landscaping, drainage or construction hours. A condition is not a formality: until it is discharged, the council can treat work as unauthorised. Our specification lists each one, says which drawing satisfies it and marks the ones that need a separate submission.

Material conditions are the commonest. The council may ask for samples of brick, roof tile or window frame before work starts, and a builder who has already ordered the wrong product has a problem. We name a primary product and an alternative in the specification, so a delay in one supply chain does not stop the job.

Where Green Belt or a direction applies, the approved volume is fixed. We mark the approved external dimensions on the drawing in a distinct note, so nobody on site adds a few centimetres thinking it will pass unnoticed.

    Scope, cost and other services

The fee is fixed after our free check, and covers survey-based plans, sections, details, schedules and a specification. Bromley's residential levy is £120.12/m² (Residential development excluding residential development which delivers additional care and support services), so floor areas on the drawings feed directly into a cost you will face.

    Questions

Why do Bromley projects take longer to start?

The council decided only 89.1 per cent of householder applications in time in its latest year, so decisions, and then conditions, can arrive later than a builder expects.

Is my Bromley house covered by an Article 4 direction?

Possibly. The council publishes 108 directions. We check the map for your address before we quote and tell you what it limits.

Do Bromley construction drawings include structural design?

They show the structure, but the engineer's calculations are separate. We coordinate the two so beam positions and sizes agree.
