Conservation areas decide planning drawings in Hammersmith and Fulham
The borough has 47 conservation areas. Inside one, the council looks closely at roof lines, front elevations, window patterns and the way an addition reads from the street.
Permitted development is also narrower in a conservation area, so a rear extension that would be routine elsewhere may need a full householder application here. We confirm the boundary for your address before we quote, because the answer changes the drawings, the cost and the timetable.
Historic England lists 268 entries in the borough, with 27 at Grade II*. If the house or a neighbour is listed, the drawings must also explain the effect on that building's setting.
We note on the drawings which parts of the design respond to the conservation area, for instance matching brick, retaining the front boundary or keeping the roof pitch. Those short annotations let the case officer see the reasoning without reading a separate statement.

A high grant rate, a slower clock
Hammersmith and Fulham decided 506 householder applications in its latest twelve months and granted 97.8 per cent. Only 79.8 per cent, however, were decided within eight weeks or an agreed extension.
The practical message is to plan for a longer wait than the statutory period suggests, and to submit a complete set the first time. An invalid application only restarts the clock. The grant rate describes the borough, not your house, and it is not a promise.
Some projects need a different kind of care. Where a basement or a deep excavation is planned, the council expects supporting reports, and our basement impact assessments cover that work alongside the planning set.
Homes, tenure and what that means for the route
Around 24.6 per cent of households here live in a house, and 32.1 per cent own their home. Many projects are therefore flats, where permitted development does not apply, or houses that have been split into flats.
Where a house does qualify, a Lawful Development Certificate in Hammersmith and Fulham can prove it. Where it does not, we prepare a householder application, and larger rear projects may suit prior approval instead.
The neighbours matter as much as the council. Owners of adjoining houses are notified and can comment, so we test the proposal against their windows and gardens before the design is fixed, then show the result on the drawings.
Surveying and drawing a terrace
Terraced houses often have back additions, shared drainage and walls that are not square. We measure on site and draw from the survey, so a side return or rear extension is shown against the real boundary.
The sheets show the existing house, the proposal and the neighbouring properties' windows and rear walls. Officers use that relationship to judge daylight and outlook, so we make it plain.
A thorough survey also guards against a costly error at the build stage, since the structural engineer and builder work from the same figures that appear on the planning sheets.
Where two houses share a party wall or a drain, we draw the shared element on both sides. That detail answers the officer's question about neighbour impact and prepares the ground for party wall notices later.
Price, checks and the application fee
Our fee starts at £745, VAT included, and is fixed in advance. A second chartered technologist checks each sheet, and we redraw at no charge until approval if the council asks for changes.
The council's householder application fee is £548, paid directly to the council. After consent, our building regulations drawings in Hammersmith and Fulham prepare the construction set.
The survey is normally followed by the finished set within about a week, and we submit it through the Planning Portal for you.
