Construction drawings in Brent
Brent construction drawings give your builder every level, junction and specification the planning approval left open. Brent publishes four relevant guides, led by its Residential Extensions and Alterations Supplementary Planning Document, and its 39 Article 4 directions change what a builder may fit to the front of a house. How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Brent and the council's four guides
Brent has no rule about construction drawings, but it has plenty about what they must deliver. The relevant guides are the Residential Extensions and Alterations Supplementary Planning Document, the Basement Supplementary Planning Document, the Brent Design Guide Supplementary Planning Document (SPD1) and the Houses in Multiple Occupation SPD. All sit beneath the Brent Local Plan 2019-2041, adopted in 2,022.
Each guide reaches a different project. The extensions document governs most rear and side additions. The basement document matters if the work goes down as well as out. The design guide sets the tone for materials and detail, and the multiple-occupation guide applies when a house is being divided or shared. We tell you at the first call which of them touches your job.
Our drawings then quote the relevant requirement on the sheet it governs, so building control and your builder see the same source. For the planning layer behind it, see planning drawings in Brent.

Article 4 on the front, a rented street behind
Brent's heritage layer is wide rather than deep: 23 conservation areas and 39 Article 4 directions spread across 162 mapped areas. Historic England lists 93 entries, and the council counts 11 heritage assets at risk. Because a direction can remove the right to change windows, doors or front boundaries without consent, we draw the front elevation to match what is there unless consent says otherwise.
Only 38.4 per cent of households here own their home, and 43.3 per cent live in a house. Many clients are therefore landlords or leaseholders. That brings lease terms, freeholder consent and tenant protection into the programme, so we ask for those documents before pricing.
Bedrooms, escape routes and what a loft stair must do
In a converted loft or a new first floor, the bedroom window is also the escape route. Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. We write these three dimensions on the window schedule, because they are the numbers an inspector checks.
The stair comes next: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm. With 2.0 m clear headroom over stairs, a loft stair needs working out on a section before the layout is agreed.
Alarms complete the picture. All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604. We locate every alarm and interlink on the plan.
Brent's decision figures
The council decided 879 householder applications in its latest published year, granting 86.6 per cent, with 97.2 per cent decided in time. For larger home extensions through prior approval, the council granted 10 and refused 79.
Refusals at that scale are why we suggest a lawful development or planning check before committing to detailed drawings. Paying for construction drawings before the route is clear is a cost that can be avoided.
Houses to flats: what changes when a home is shared
Because so many Brent homes are rented, a good share of our enquiries are about dividing a house, adding a flat or upgrading an existing conversion. Each of those adds fire separation, sound insulation between units and a protected escape route, and the drawings must show all three at the right scale.
The council's multiple-occupation guide applies to shared housing, and any scheme that adds bedrooms should be checked against it before detail is drawn. We would rather tell you at the quote stage that a layout will struggle than draw a full set for it.
Where the project is a straightforward family extension, none of this applies and the set stays shorter. We scope each Brent job to what it needs and say clearly which items we have left out.
Fees, scope and neighbouring boroughs
We quote a fixed fee after the free constraints check and show what the set includes. Mayoral CIL sits in band 2 here, and Brent's own levy is £357.14/m² (Residential, Use Classes C3 & C4; schedule base rate £200.00/m²); both depend on floor area, so we measure it carefully.

Questions
Which Brent guide applies to my extension?
Most householder work falls under the extensions SPD. If you are digging down, the basement SPD applies as well, and if the house will be shared by several households the multiple-occupation SPD joins in.
Does Article 4 affect the construction specification in Brent?
Where a direction covers your street, we specify like-for-like windows and doors at the front unless the council has consented to a change.
Can a landlord commission construction drawings in Brent?
Yes. We ask for the lease or title, evidence of consent where needed and the tenancy position, then price a fixed fee.
