Heritage and building control in Hammersmith and Fulham
Hammersmith and Fulham has 47 conservation areas, and Historic England lists 268 entries within its boundary. Whether a house sits in one of them matters for planning. It does not exempt the work from the Building Regulations.
The technical drawings must respect what the planning side has fixed. If a conservation area keeps the front roof slope as it is, the loft stair, the insulation and the fire protection all have to be designed from the rear and the inside. If the house is listed, Approved Document L treats historic fabric with special consideration, and we write the reasoning for any compromise on the sheets so the examiner is not left guessing.
The Heritage at Risk Register names 15 entries in the borough. If your house is next to one, tell us at the start, because it can change how we show temporary support and protection to the shared wall.

Planning first, then the technical set
Hammersmith and Fulham decided 506 householder applications in its latest year and granted 97.8 per cent. Only 79.8 per cent were decided within eight weeks or an agreed extension, which is the figure to plan around.
That gap is why we sequence the work carefully. We draw the planning set first, wait for the decision, and then complete the building regulations set to match what was permitted. Doing it the other way round risks paying twice for technical drawings of a design the council changes. If your project is permitted development, our lawful development certificate service in Hammersmith and Fulham confirms it first, and the technical set follows straight away.
What building control will check on a terraced house
Only 24.6 per cent of households here live in a house, so many projects involve flats and structure shared with a neighbour. Each type of work brings its own checks:
A rear extension needs foundations that clear the old ones and a drain run that does not undermine them. A loft needs a protected stair, fire-resisting doors and a floor that carries the new load. A knocked-through ground floor needs a beam sized by your engineer, bearing on padstones we show at the correct position. Every one of these appears on a single coordinated set, cut from one Revit model.
Because the structure is shared, we also record the party-wall conditions we have assumed. They do not replace a party wall notice, but they make the later conversation with the neighbour's surveyor shorter.
Drainage, ventilation and sound in a tight terrace
Narrow plots make the services the hard part. A new bathroom in a loft needs a soil stack that reaches the existing drain without crossing a bedroom wall, and a new rear room needs ventilation that works with the kitchen extract rather than fighting it. We route the pipes and ducts on the plans so the builder is not forced to improvise around joists.
Sound is the other quiet issue. Where a house has been split into flats, or you add a new floor above a neighbour's bedroom, Part E sets what the separating floor and wall must achieve. We specify the build-up, name the products and show the junctions, because a good floor with a bad flanking detail still fails the test on site.
Drain connections and ventilation routes are each drawn at a scale where a tradesperson can price them, not simply indicated on a plan.
Timings, notices and the energy rules
Building control body must decide a full plans application within 5 weeks, or longer if agreed in writing. That is the statutory frame for a full plans application, and it is why we prefer that route over a building notice for houses of this value.
The energy rules are about to move. AD L 2026 (Home Energy Model) takes effect 24 Mar 2027 for non-higher-risk work. We design to whichever edition governs your submission and tell you if the date affects your timetable. For work that also needs a rating, our SAP calculations in Hammersmith and Fulham are coordinated with the sheets.
Price, checking and what follows
Building regulations drawings start at £845 with VAT included. Pricing is fixed before you commit. A second chartered technologist checks every sheet, and if the examiner asks for changes we revise at no charge.
When work is approved, the handover pack covers commencement and completion notices, party wall timing and the levy. Hammersmith and Fulham is in band 1 of the Mayor's scheme at £96.97 per square metre, which we flag before you build.

Questions
Does a conservation area in Hammersmith and Fulham change the Building Regulations?
No. It affects planning and the design of the exterior, but the structural, fire and energy rules apply in the same way. For a listed house the energy rules allow special consideration of historic fabric.
Should I submit building regulations drawings before planning is decided?
Usually not. Planning can change the design, so we complete the technical set once the planning decision is known, unless the work is permitted development.
What does a building notice cost compared with full plans?
Building control sets its own charges, so ask the body you choose. We normally prepare full plans because the set is checked and decided before work starts.
How much do building regulations drawings cost in Hammersmith and Fulham?
From £845 including VAT, fixed up front. Building control fees are paid separately.
