Architectural drawings for a suburban borough

Croydon is mostly suburban. 60.2 per cent of its 152,946 households live in a house or bungalow, and 54.7 per cent own their home. Gardens cover 32.8 per cent of the borough's land.

Big gardens invite big ideas: wraparound extensions, outbuildings and loft conversions. Each has its own limits, so the first job is to find out which ones apply to your plot.

Green belt covers 25 per cent of the borough. A house inside it is judged more strictly than one in the built-up area.

The extensions guide that no longer applies

Until a few years ago Croydon's Suburban Design Guide covered residential extensions. The council has since revoked it and says it will not be used as material guidance. No replacement householder guide has been adopted.

That leaves the Croydon Local Plan 2018, adopted in 2,018, and the Conservation Areas General Guidance SPD. Officers lean on local plan policy and the character of the street, so we measure the neighbours as carefully as we draw your house.

You may still see old advice online that quotes the revoked guide. Treat that with care, and ask us to confirm what the council currently uses.

Heritage and Article 4 in Croydon

The council publishes 19 conservation areas. Historic England lists 180 entries in the borough, 14 at Grade I, 8 at Grade II* and 157 at Grade II, and 15 appear on the Heritage at Risk Register.

Even so, a conservation area boundary can run between two neighbouring streets, so check your address before assuming either way.

A direction also controls small houses in multiple occupation. If you plan a shared house, check it before buying.

    Speed and success rates

Croydon decided 786 householder applications in the latest twelve months and granted 86.6 per cent, with 94.4 per cent decided within eight weeks or an agreed extension.

National statistics for a slightly different period show 805 householder decisions and 87.3 per cent granted. The two sources agree closely.

These are borough totals from the past. They are not a forecast for your house, which is why we do a street-level check and never promise an outcome.

What it costs: levy and the rest

Croydon is in band 3 of the Mayor's levy, the lowest tier, at £30.3 per square metre for permissions granted this year. The borough's own schedule is the London Borough of Croydon Community Infrastructure Levy Charging Schedule April 2013.

The council recorded 494 lawful development certificates in the latest statistics. If your extension fits permitted limits, a Lawful Development Certificate in Croydon from £645 proves it.
