Building services design in Croydon

Croydon asks even a small residential scheme to explain its clean energy and its outdoor plant. If you are adding a home, converting a house or extending a large one, the services need a written strategy as well as a drawing. We provide building services design for Croydon homes: heating, hot water, ventilation, power and drainage planned as one system. Fixed quote after a free constraints check.

How we work on building services design

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Croydon's energy documents, for majors and for minor schemes

Croydon's current Local Validation List separates two energy documents, and records the split as: Majors; Energy Design Statement for all minor residential. The Energy Assessment is the major-scheme document. It asks for net-zero carbon and the London Plan hierarchy, with a carbon offset calculation where the target is missed.

The part that affects small schemes is the Energy Design Statement. The list asks for it for all minor residential development, to set out the clean energy solutions that will meet the target emission reduction, and to consider the amenity effect of external plant. In practice that means a new dwelling, a conversion into flats or a large infill has to say what heats it and where the equipment sits.

A BREEAM pre-assessment is a third document, and the list applies it to Majors. For a home that rarely matters, but it shows how the council sorts schemes by size, and it is worth knowing which tier yours falls into before drawings are started.

The practical advice is to decide the tier first. A single new house on a garden plot sits in the minor tier and needs the statement. A block of flats sits in the major tier and needs the assessment. Getting that wrong costs a validation cycle, so we confirm it with you before we start drawing.

Writing an energy design statement that matches the drawings

A weak statement is one that says a heat pump will be used and nothing more. A good one names the heat source, shows the position and size of the outdoor unit, gives the flow temperature the emitters are designed for and explains what the neighbours will hear. The guidance caps a heat pump's design flow temperature at 55 degrees Celsius, so emitters are sized larger than for a boiler.

We draw the plant on the site plan and the elevations so the statement and the drawings agree. External plant is where officers look for amenity impact: a condenser close to a boundary, a flue near an opening window, a bank of louvres facing a neighbour's garden. We choose the position, test it against the neighbouring windows, and write the paragraph that explains it.

Electrical provision gets a line too. A new dwelling with parking needs a charge point of at least 7 kW output, so the consumer unit and cable route are sized for it from the start.

Croydon's houses, gardens and green belt

About 60.2 per cent of Croydon households live in a house, and domestic gardens cover 32.8 per cent of the land. That combination, with 25 per cent of the borough in green belt, drives a steady supply of infill houses, back-garden plots and house conversions, and each of them has to find space for plant.

Of the minor applications the council decided in its latest year, only 57.6 per cent were granted, which is a lot lower than the householder figure of 86.6 per cent. Minor schemes have the tougher record, and a missing energy design statement is an easy reason to delay validation.

Croydon has 19 conservation areas and 180 listed building entries, and it applies an Article 4 direction on houses in multiple occupation. The Conservation Areas General Guidance SPD is relevant to anything visible from the street, including flues and meter boxes.

    What the Croydon package contains

You receive a services strategy in the form of an energy design statement where one is needed, a heat-loss summary, plant and riser positions drawn into the model, and coordination sheets against the structure. A new dwelling also needs fabric figures, and a new wall is limited to 0.26 W/m²K.

The set is issued beside our SAP calculations in Croydon and building regulations drawings in Croydon. For layout sheets, see our M&E drawings service, and for the engineering behind the systems, MEP design in Croydon. Wider borough rules are on our page about architectural drawings in Croydon.

We design and draw. A qualified installer fits and certifies. Send us the plans and we will give a fixed quote after a free constraints check.

Before we issue anything a second technologist checks that the statement, the plant positions and the fabric figures say the same thing. A mismatch between a text and a plan is one of the quickest ways to draw a validation query, and it is an easy one to prevent.

    Questions

Do I need an energy design statement for a Croydon extension?

The list ties the statement to minor residential development, meaning new homes and conversions. A plain householder extension is normally outside it, but confirm with the council.

What does the council look at on external plant?

The amenity effect on neighbours: noise, visual impact and position against windows and boundaries. We draw and justify the position.

Can you prepare the statement and the drawings together?

Yes. Writing them together keeps the figures and the positions consistent.

    How is the work priced?
