Flat conversion drawings in Croydon
Croydon has plenty of large terraced and semi-detached houses, and the planning desk is tougher on small housing schemes than on extensions. Our flat conversion drawings in Croydon start from £1,195 including VAT and are prepared by MCIAT chartered architectural technologists.

How we work on flat conversion drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Croydon decides small housing schemes
Croydon has no published rule that fixes a minimum house size for flat conversions, so officers lean on the borough's adopted plan (Croydon Local Plan 2018) and the national and London standards. What the numbers show is the climate. In the latest twelve months the council decided 641 minor applications, the class that covers schemes of fewer than ten homes, and granted 57.6 per cent of them. Over the same period it decided 786 householder applications and granted 86.6 per cent.
That gap is the main lesson of the page. An extension is likely to be granted. A new home is much more closely examined, and only 86.9 per cent of minor decisions met the eight-week target or an agreed extension. We therefore build the case in the drawings: area schedule, stacked layouts, entrances and storage all shown so the officer does not have to ask.

Houses, gardens and the Croydon street pattern
Croydon suits conversion. 60.2 per cent of its 152,946 households live in a house or bungalow, and domestic gardens covered 32.8 per cent of the borough's land in the national land-use database. Long rear gardens are exactly what the outdoor space test wants.
Values explain why owners look at it. A typical terraced house here sells for about £396,579, while a flat averages £253,660 (latest figures). Two flats carved from one house, each meeting the space standard, is a sums exercise worth running before you commit; our planning drawings in Croydon page explains how the application is put together.
Article 4 for HMOs and conservation areas in Croydon
Croydon has an Article 4 direction over houses in multiple occupation, which tells us the council watches how family houses are subdivided. That is why we ask early whether you want self-contained flats or let rooms; the two routes are drawn differently.
Heritage is a lighter burden than in inner London but not absent: the borough has 19 conservation areas and 180 listed entries, and the council publishes its Conservation Areas General Guidance SPD for them. A quarter of the borough's area is Green Belt (25 per cent), which affects plots on the southern edge more than the town centre.
Costs beyond the drawings
The Mayor's levy puts Croydon in charging band 3, the lowest, with an indexed rate of £30.3 per square metre for permissions granted this year. The council fee for creating flats is £610 per dwelling.
Sound between flats is the cost owners underestimate. Walls and floors must meet the targets in Approved Document E for conversions: Separating walls 43 dB DnT,w+Ctr (min); floors and stairs 43 dB airborne (min), 64 dB L'nT,w impact (max) for dwellings formed by material change of use. We draw the build-ups on the building regulations drawings so a builder can price them.
How we prepare a Croydon conversion
We run a free constraints check, send a fixed quote, survey the house and test layouts in 3D before you choose one in writing. A second chartered technologist checks every sheet, then we submit and deal with the case officer. If the council asks for amendments we redraw without charge until approval, though never promising the decision.
What a Croydon owner should check before buying
Croydon is a borough of two halves, and conversions behave differently in each. Near the centre and the main stations, streets of tall Victorian terraces suit two or three flats. Further south, detached and semi-detached homes sit on big plots, and some sit within the Green Belt, which covers 25 per cent of the borough, so a conversion there is judged against stricter policy.
Prices show the opportunity and the risk. A detached house averages about £837,514 and a semi-detached about £535,706. The borough's average price changed by -3.4 per cent over twelve months, so a margin that looks safe today can narrow. We advise running the appraisal on the lower figure.
There is one more route worth knowing about. Croydon is a heavy user of lawful development certificates, with 494 certificate applications reported in its latest year, so many owners confirm what is lawful before committing money. If you are unsure of your house's history, start with a lawful development certificate in Croydon, then come back to the conversion drawings.

Questions
Are flat conversions harder to get through in Croydon than extensions?
The figures say so. Householder applications were granted at 86.6 per cent, minor applications at 57.6 per cent, so we spend more effort on the evidence.
Does the HMO direction stop me creating flats in Croydon?
No. It concerns shared houses, not self-contained flats, but it shows how closely subdivision is watched.
Which Mayoral CIL band is Croydon in?
Band 3, with an indexed rate this year of £30.3 per square metre.
