Planning consultant in Croydon

A planning consultant in Croydon helps you avoid the most common way a good scheme loses weeks: an invalid application. The council publishes its own list of reasons (6 listed invalidation reasons), and 25 per cent of the borough is green belt. We give a fixed quote after a free constraints check and prepare the statement and drawings together.

How we work on planning consultant

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Croydon's own invalidation list, item by item

Most councils publish a local validation list. Croydon goes further in its current list and names the mistakes it sees most often: site location plan boundaries and blue land, ownership certificate errors including party wall boundaries, unlabelled plans, a flood risk assessment that is missing or out of proportion, a missing London Plan fire safety statement, and a fee that has not arrived.

Each item is avoidable, which is why we treat the list as a checklist for the whole package rather than a reading exercise. The red line and the blue line on the location plan are checked against the Land Registry title. Every drawing carries a scale, a north point and a title. Ownership notices go to the right people before submission, not after.

Above that list sits the Croydon Local Plan 2018 and, for anything touching a conservation area, the Conservation Areas General Guidance SPD. Officers cite both, so the planning statement quotes the policies by name and sets the scheme against them, in short paragraphs an officer can check quickly.

The practical effect is a better first submission. Before anything is sent, we run the council's list against the finished package as a final read, tick every item and note anything that depends on you, such as a signed ownership certificate or a flood risk screening for a site near a watercourse. Applications that skip this step are the ones returned for a missing document, and the clock restarts when they come back.

What Croydon's own decision figures say

The council decided 786 householder applications in the latest twelve months we hold, granting 86.6 per cent, with 94.4 per cent decided inside eight weeks or an agreed extension. Minor applications look very different: 641 decisions, 57.6 per cent granted, 86.9 per cent in time.

That gap is the single most useful fact on this page. Householder work, a rear extension or a loft for an existing family home, is granted far more often than a minor scheme such as a new unit or a change in the number of homes. If your project is in the second group, the case needs more argument, and that is where a consultant adds value. If it is in the first, good drawings and a clean submission usually do the work.

Do not read those percentages as odds for your own case. They describe the council's workload, not your site. The council also issued a very large number of certificates of lawfulness, 494 in the quarterly series, which shows how many owners use that route to confirm permitted development before building.

Green belt, conservation areas and Article 4 in practice

With 25 per cent of the borough covered by green-belt polygons, plenty of Croydon homes in the south fall under a different test: extensions must not be disproportionate to the original building. A rear extension that would be routine in Thornton Heath needs a careful size argument near Coulsdon or Sanderstead.

The borough has 19 conservation areas, 180 listed entries and 15 Heritage at Risk entries. Gardens cover 32.8 per cent of the land in the national land-use survey, so plot size is rarely the limit and neighbours' outlook usually is.

Where trees, ecology or a pond are involved, we also advise on the biodiversity net gain plan in Croydon so that the requirement is met without a late surprise.

How we run a Croydon brief

We begin with the address. The free constraints check covers green belt, conservation areas, listing, trees and the property's planning history, and ends with a plain recommendation: drawings only, a Lawful Development Certificate in Croydon, or a full application with a statement.

Once the route is agreed we draw the scheme through our planning drawings service in Croydon, write the statement alongside, and check the package against the council's list above. An independent chartered technologist, never the person who drew the set, checks it before submission. Redrawing is free until approval, and amendments are made within five working days.

Any basement or lower-ground works are tested against the flood and ground conditions in a basement impact assessment in Croydon where the case needs one.

Many owners ask whether they need both a consultant and a drawing service. In Croydon the answer depends on where the project sits in the figures above. A routine householder scheme usually needs drawings and a clean submission. A scheme in the green belt, in a conservation area or in the minor category benefits from a statement written by the same team that drew it, so the argument and the plans stay in step.

    If the answer is no

A refusal still leaves options. A householder appeal must be made within 12 weeks of the decision, and the Planning Inspectorate's median householder decision currently takes about 11.6 weeks. Our planning appeals service in Croydon starts by reading the officer's report and telling you whether to appeal, amend or re-route.

For a wider view of the borough, see our architectural drawings page for Croydon; the general service sits on the planning consultant page. The national householder fee is £548, paid to the council.

    Questions

What makes a Croydon planning application invalid?

The council's list names location plan boundary errors, ownership certificate mistakes, unlabelled plans, a missing or disproportionate flood risk assessment, a missing fire safety statement and an unpaid fee.

Does green belt affect a house extension in Croydon?

In the green-belt areas, yes: an extension must not be disproportionate to the original building. We check the site against the green-belt boundary in the free constraints check.

How long does Croydon take to decide?

The statutory period for a non-major application is 8 weeks. The council decided 94.4 per cent of householder cases in time; we cannot promise a date.

    How much do you charge?

A fixed quote after a free constraints check. The council's fee of £548 for a householder application is separate.
