L-shaped dormer drawings in Sutton
Sutton is a borough of suburban semis and bungalows with long gardens, where the loft is often the obvious place for another bedroom, and where only a handful of areas are designated. We draw L-shaped dormers in Sutton as MCIAT chartered architectural technologists, and the work is often more about volume and neighbours than heritage.

How we work on l-shaped dormer drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Sutton asks of a roof extension
Sutton's development plan is the Sutton Local Plan 2016-2031, adopted in 2,018, and the guidance for homeowners is the Design of Residential Extensions SPD. Larger changes also refer to the Urban Design Guide SPD. Between them they frame how a dormer should relate to the original roof and the houses either side.
An L-shaped dormer is less common in Sutton than in the inner boroughs, because the borough has fewer terraces with back outriggers. Where it does appear it is usually on a Victorian terrace in Carshalton or Wallington, or on a semi with a two-storey rear wing. That is where the L makes sense, since it fills the space over the wing.
The permitted development ceiling still applies: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. A semi counts as an 'any other house', which gives the larger figure, so many Sutton semis can fit an L without an application if no other condition bites.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Sutton designations, trees and green belt
Sutton has 8 conservation areas and 209 listed buildings in the borough, far fewer than central London. Inside a conservation area: Class B roof enlargements are not permitted development on article 2(3) land. Outside them the right to build is much more open, and we use it where it applies.
About 14 per cent of the borough is green belt. A dormer adds no footprint, so green-belt size tests rarely stop one, but we check whether a house on the edge of the designation has had earlier extensions that count against it.
Gardens are large here. Domestic gardens make up 34.5 per cent of the borough's land in the Generalised Land Use Database, which is why neighbours' views and mature garden trees shape the design as much as the street does.
That openness cuts both ways for a dormer. Long gardens mean the new rear windows are far from the boundary, so privacy objections are rarer than in the inner boroughs. The roof is still seen from many back windows at once, so we show the dormer in a rear elevation with the neighbouring houses drawn in, which lets the officer judge the effect without visiting.
Decision record for householder cases in Sutton
In the latest year the council decided 601 householder applications and granted 91.8 per cent. About 94.8 per cent were decided in eight weeks or an agreed extension.
Those figures cover every kind of householder scheme, so we use them to judge the climate and not your odds. The better predictor is the road: planning history for roofs on your street, and the officer reports behind them, show what the council tolerated.
We pull those precedents into the design and access note when they help. A neighbour's approved dormer, with a similar junction and cladding, is the most persuasive thing we can cite, and Sutton publishes its planning register online.
If the history shows refusals for roofs like yours, we say so before you pay for a full design, and suggest a smaller scheme that avoids the same objection.
Build detail that decides the drawings
The set-back condition normally forces a stepped dormer, but at the junction with a rear wing: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension. That is the provision that allows the L to run as one volume.
Height is limited: No part higher than the highest part of the existing roof. Party wall notices are standard on a semi: Party structure notice at least 2 months before work. We prepare them with the drawings.
Stairs often decide the layout. Where full headroom is impossible: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). Fire protection for the new level reads: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
Levy, fees and timing
We quote a fixed fee after a free constraints check, VAT included, and redraw free if the council asks for changes. L-shaped dormers have no list price because each roof differs.
Sutton's own levy is £100/m² (Residential, borough-wide), and the Mayoral charge sits in band 3 at £30.3 per square metre this year. Your next-steps pack says whether a charge reaches your dormer, which depends on new floor area.
Where to look next
A plain dormer loft conversion in Sutton is simpler to draw when the roof allows it, and loft conversion drawings in Sutton compares the options. The borough overview is architectural drawings in Sutton.
We draw the same roof type in Croydon, Merton and Kingston upon Thames. The national guidance is in L-shaped dormer drawings.

Questions
Do I need planning permission for an L-shaped dormer in Sutton?
Often not outside a conservation area, if the volume stays within 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. In a conservation area: Class B roof enlargements are not permitted development on article 2(3) land.
How many conservation areas are there in Sutton?
The council publishes 8.
How likely is Sutton to grant a householder application?
In the latest figures it granted 91.8 per cent of 601 decisions. That is a borough average, not a forecast for your house.
