Velux loft conversion drawings in Tower Hamlets
Few Tower Hamlets homes are houses, so a roof you can convert is worth protecting. We draw Velux loft conversions for the borough from £695 including VAT, after checking the address against 59 conservation areas and 64 Article 4 directions.

How we work on velux loft conversion drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Where Tower Hamlets limits a Velux loft
The designations come first here. The council publishes 64 Article 4 directions, mapped as 63 areas, and 59 conservation areas. Where a direction applies it can remove permitted development for roof changes, so a rooflight that is routine elsewhere becomes an application.
Our first job is therefore the address, before any drawing. We read the direction that covers the house, then choose between a certificate and a householder application. Only then do we design the loft.
The borough plan is the Tower Hamlets Local Plan 2031: Managing Growth and Sharing the Benefits, adopted in 2,020. It sets the character tests that officers apply to roof alterations.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
A borough of flats, with a few terraces
Only 12 per cent of households live in a house or bungalow, and just 23.1 per cent own their home. The loft owner is a minority here, usually in a terrace in the older streets, and often the owner of the whole building.
That matters for design. A terrace roof is shallow, the chimney breasts are close, and a Velux conversion has to respect the neighbours on both sides. We measure the roof section before offering a layout, because a few centimetres of ridge height decide whether the bed fits.
If the house is split into flats, the roof usually belongs to the freeholder, so the first question is who may build. We can draw a scheme for the freeholder to put to the leaseholders. A party wall notice is normally needed where the new floor bears on a neighbour's wall, and our party wall notices service covers that step.
Heritage that touches the roof
Historic England lists 916 entries in the borough, with 21 at Grade I and 39 on the Heritage at Risk Register. The borough also contains 2 World Heritage Sites.
A listed house needs consent for almost any roof work, and a conservation-area house usually needs a flush, low-profile unit on the rear slope. Where the front is visible from the street, we show you the effect in an elevation before you decide.
The national rules the drawings must meet
The projection rule is: Roof alterations (e.g. rooflights) may not protrude more than 0.15 m beyond the roof plane. Side slope windows must also follow this: Side roof-slope windows obscure-glazed and non-opening below 1.7 m.
Stairs in a narrow terrace are tight, and the allowance is: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). Higher conversions need protection too: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). These all go into the building regulations drawings in Tower Hamlets.
How the council has treated householder schemes
The council decided 191 householder applications in its latest year and granted 92.7 per cent, with 95.8 per cent decided in time. The number of decisions is small beside the 972 of all types, which tells you householder work is a minor part of the caseload here.
What we draw and the cost
Expect existing and proposed plans, the section with the rooflights and the stair, and elevations, plus location and block plans. The price starts at £695, VAT included, and is fixed before you commit.
A second chartered technologist reads each sheet before it leaves, and council-requested changes are redrawn free until approval. For a roof with no room under the slope, dormer loft conversion drawings in Tower Hamlets show the next step up, and architectural drawings in Tower Hamlets covers the borough as a whole. Newham and Hackney sit next door.
Work starts with a measured survey of the house on one datum, so the ridge, the chimney breasts and the party walls are drawn where they really are. Every plan, section and elevation comes from one model of that survey, which keeps the headroom figure on the section consistent with the floor plan.

Questions
Can I fit rooflights in a Tower Hamlets terrace without applying?
Only if no Article 4 direction or conservation area covers the house. The borough has 64 directions and 59 conservation areas, so we check the address first.
Does a listed house need separate consent?
Yes for most roof work. 916 entries are listed in the borough, so check before you order any rooflight.
What headroom does a loft stair need?
The guidance allows: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We test your stair position on the model before you commit.
