How we work on structural engineering

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Wandsworth's construction requirements, item by item

The council's Local Validation Checklist is specific about engineering. Item twenty-eight asks for a list of works and a structural impact assessment where an application adds a basement to, or significantly alters the structure of, a listed building. It applies to: Listed buildings only.

Item twenty-nine covers the construction management plan. It is needed for major applications, confined sites including basements, and basement development to heritage assets, and it carries a signature requirement: CMP signed by MICE or MIStructE. Item thirty adds a construction method statement, required for Listed or heritage basements, covering the engineer, ground and hydrological report, temporary works and propping, boreholes and cumulative impacts.

The Local Plan repeats the point in policy. It asks for a construction management statement for Major; confined sites incl. basements; substantial demolition/excavation. Its supporting text on basements says applicants should follow the British Standard for protecting below-ground structures from groundwater: BS 8102:2009 to be followed for groundwater ingress. All basement and subterranean schemes also need a pumped sewerage system under the drainage part of the Building Regulations.

The council's basements guidance goes a step further and says that for listed buildings the statement is required and must be independently checked: CMS independently verified at applicant's cost. That is a cost to put in the budget early, and the structural drawings must be complete enough to survive a verifier's questions.

Trees, felling and the structural report

Where a protected tree is involved, consent to fell it, the Local Plan says: Felling justified by arboricultural and/or structural engineer's report. When a tree is blamed for cracking, the structural engineer's part of the report sets out the damage, the foundation type and the likely cause, so the arboricultural consultant has a firm basis for the case. Without that evidence a felling request can stall for want of one page.

We also advise the other way round. If a tree is to stay, the foundation for a new extension is detailed to cope with root influence and soil movement, with the reasoning on the drawing.

Structural engineering in Wandsworth: houses worth protecting

The average detached house in Wandsworth sold for £2,495,892 in the latest Land Registry data, and the average terraced house for £970,844. At those values an owner may weigh a basement, a double-height rear space or a loft, and each is a structural project in its own right.

A basement here is a design of several linked parts: the retaining walls, the underpinning sequence for the existing house, the slab that resists uplift, and the temporary props that hold the building while each stage cures. We draw that sequence stage by stage, because a builder can only follow a method that has been written down, and an independent verifier will read it the same way.

Only 31.4 per cent of the borough's 137,393 households live in a house, so a house is a scarce thing and neighbours tend to be close. A wall shared with a neighbour needs a party wall process, and our party wall notices service prepares the notices using the structural drawings as an attachment.

The borough has 46 conservation areas and 312 listed entries, including 5 at Grade I and 34 at Grade II*. Structural work to any of them follows a restrained logic: keep the fabric, spread new loads and make interventions reversible where we can.

How the council has been deciding applications

Wandsworth decided 977 householder applications in the latest twelve months published and granted 91.9 per cent, with 92.4 per cent decided in time. Its Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) is the local design guidance to read alongside the structural brief.

Our structural calculations in Wandsworth service handles the sizing for building control, and our building regulations drawings in Wandsworth set carries the same references. The engineering service here sits above both, with the foundations, propping and coordination.

    Questions

Does Wandsworth ask for a structural impact assessment?

Validation item twenty-eight asks for one with a list of works. It applies to: Listed buildings only.

Who must sign a Wandsworth construction management plan?

The checklist records it as CMP signed by MICE or MIStructE. We coordinate the structural content with the signing engineer.

Is the construction method statement checked independently?

The council's basements guidance says it is CMS independently verified at applicant's cost. Budget for that and for a complete structural drawing set.

How much does structural engineering cost in Wandsworth?

Fixed quote after a free constraints check. A beam, a loft and a basement are very different jobs, so we price after seeing the house.
