Plumbing and drainage drawings in Wandsworth
Wandsworth requires SuDS in all development and asks that surface water never goes to the foul sewer. Our MCIAT chartered architectural technologists prepare plumbing and drainage drawings for Wandsworth houses and flats that show both networks separately, on a fixed quote after a free constraints check.

How we work on plumbing and drainage drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Plumbing and drainage drawings in Wandsworth: what the plan requires
The Wandsworth Local Plan 2023-2038 sets the drainage test in its flood and drainage policy. SuDS are required in all development. The discharge target is Greenfield rate, or at least 50% attenuation, and surface water must not be connected to the foul sewer. The policy objective is full greenfield, with the lower figure acceptable only where the first cannot be achieved.
The validation list adds a second test: FZ2/3, or FZ1 1 ha+. A flood risk assessment has to show SuDS are included unless clearly inappropriate. On a small site in the lowest-risk zone it usually does not apply, but land with critical drainage problems is also caught, so we check the maps before saying so.
The consequence for a householder is that rainwater from a new extension roof must go somewhere other than the old combined line. We trace the existing connections, find whether the street drain is combined or separate, and show a butt, a planted trench, a soakaway or an attenuation crate on the plan. The reasoning is recorded in a short note so the planning officer can see why one option was dropped.
Our drainage plan is drawn into the same set as the planning drawings, so a note on the elevation and a pipe on the plan never disagree.

Terraces, basements and long Victorian plots
Wandsworth has 137,393 households, of which 31.4 per cent live in a house or bungalow and 42.5 per cent own. An average terraced house costs £970,844, so basement and side-return projects are common, and each one disturbs the drains.
A basement is the heaviest drainage job. The Basement extensions guidance (non-statutory) covers the principle, and the Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) sets the wider design guidance. Below-ground bathrooms discharge by a pumped system above the sewer level, with a non-return valve as the defence against surcharge. We draw the pump chamber, its rising main and the point where it joins gravity drainage.
Gardens cover 21.5 per cent of the borough's land, so long rear plots can take a soakaway where the ground drains. Ground conditions vary, so a trial pit comes first.
Building over drains and sewers
Extensions that cross a drain are the most common surprise. Approved Document H advises against building over a drain deeper than 3 metres, and the sewerage undertaker normally has to agree to a build-over. We mark the line, the depth and the offset on the plan and show the protection proposed.
Connections are governed by the Water Industry Act: the undertaker has 21 days to respond to a connection notice. A one-hundred-and-fifty-millimetre drain can be laid at 1 in 150 (minimum 5 WCs), a far shallower fall than a domestic branch needs, which explains many levels problems on shared runs.
Heritage, water use and efficiency
The borough has 46 conservation areas, 312 listed entries and 8 Heritage at Risk entries. Where a pipe would be seen from the street, we route it inside. A new dwelling also needs to meet the water efficiency figure, 110 litres per person per day where the optional requirement applies, so we choose fittings to match.
Quote and checking
For a Wandsworth job you get the two drainage networks on one plan, a long section through the lowest run with its falls, invert levels for every manhole, and a plain-English note on how the scheme meets the borough's SuDS policy. That is enough for a contractor to tender and for building control to inspect.
Wandsworth's busy planning service handled 977 householder decisions in the latest twelve months, so the officer who reads your drainage note has seen many. A clear one is a courtesy to them and shortens the questions you get back.
We publish no starting price. After a free constraints check you receive a fixed quote. We draw and specify and do not install. No Wandsworth set leaves us until a second technologist has checked it. Questions
Can roof water go into the foul sewer in Wandsworth?
No. The local plan says surface water must not go to the foul sewer, and requires Greenfield rate, or at least 50% attenuation.
Do I need a flood risk assessment for a small extension in Wandsworth?
Only in the cases the validation list names: FZ2/3, or FZ1 1 ha+. We check the flood map when we quote.
How long does the water company have to answer a connection notice?
Under section 106 of the Water Industry Act 1991 it has 21 days to respond. We prepare the plan; your contractor submits it.
