Electrical design drawings in Wandsworth

Wandsworth's tall Victorian terraces and Edwardian family houses are forever being extended, and its Local Plan expects an energy assessment for every new home. Our electrical design drawings in Wandsworth set out circuits, lighting, charging and solar so the work is priced and built from a plan and the energy case has a concrete electrical basis. How we work on electrical design drawings

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Local Plan sustainability policy and electrical design drawings in Wandsworth

The Local Plan's sustainability policy carries the borough's sustainability tests. Its energy paragraph requires an energy assessment from all new residential development and major non-residential development, summarised as Energy assessment: all new residential, following the London Plan energy hierarchy. Major schemes add a Whole Life Cycle Assessment.

The overheating paragraph turns to heat. New development must minimise overheating through layout, design, construction, materials and landscaping, which the rule summary names as London Plan SI4 cooling hierarchy. In practice, that means efficient lighting, no unnecessary heat sources in single-aspect rooms and cooling only as a last step.

A third paragraph covers water. New homes must be fitted to reach 110 l/p/d incl. 5 l external, secured by planning condition. A drawing that lists each water-using fixture and the circuit serving it makes the condition far easier to discharge.

Houses, gardens and wiring that has to keep up

31.4 per cent of Wandsworth households live in a house and 42.5 per cent are owner-occupiers. Terraced homes average £970,844, and owners at that level tend to take on a loft, a basement or a wraparound extension in one go, with a kitchen island, underfloor heating and a charger in the same project.

Domestic gardens cover 21.5 per cent of the land, and rear studios are common. We draw the supply as a separate armoured circuit with an isolator at each end, and mark depth and route so the garden is not dug twice.

The borough's guidance is the Housing SPD (covers rear extensions, basements, roof extensions and loft conversions). A basement brings pumped drainage, and the pump circuit and alarm sit on our sheet.

Planning record, heritage and visible items

Officers decided 977 householder applications in the latest year, granting 91.9 per cent, and 360 lawful development certificate applications were made. A clear electrical layout does not decide an application, but it makes the supporting energy and building control submissions straightforward.

The borough has 46 conservation areas and 312 listed building entries. Fittings on a conservation-area frontage, such as a meter box, charger or solar array, are the visible part of the electrical work. Our architectural drawings in Wandsworth page lists the designations.

A house project from brief to issue

A Wandsworth client usually arrives with a long list: an extended kitchen, a loft, perhaps a basement, a charger and a better heating system. We turn the list into a load schedule, with every circuit named and sized, before drawing a single socket.

The drawing then follows. Power and lighting plans show every outlet and switch, the schematic shows how the board is arranged, and the schedule lists each fitting and the lighting figure it meets. We mark the positions of smoke and heat alarms, the thermostat and any controls for underfloor heating, and a note records which parts of the existing installation we kept.

A second technologist then checks the set against the architectural plans: no switch behind a door, no downlight on a beam, no socket where the island will stand. The electrician receives a plan to price and to build from, and the energy assessor receives the lighting and heating facts the council asks for.

Basements deserve one more line. A lower-ground floor with a pump, a dehumidifier and a bathroom adds loads that run all day, and the supply has to carry them without tripping. We show each as a named circuit, label the pump alarm and keep the pump on a way that nobody switches off by accident.

National rules and what we issue

Part P work must be certified within 30 days, fixed lighting must reach 75 lumens per circuit watt now and 105 later, and a new dwelling needs a charge point of at least 7 kW.

We issue a plan per floor, a schematic and a schedule, checked by a second technologist. The set joins your building regulations drawings in Wandsworth and construction drawings. The electrical design drawings hub lists the full service.
