M&E drawings in Wandsworth
Wandsworth's Victorian terraces were built without a thought for extract fans, and every loft, basement or kitchen extension now has to add them. We draw M&E drawings for Wandsworth houses, lofts and basements so the ventilation, circuits and alarms are planned together and every trade prices the same layout. How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What the Wandsworth Local Plan expects from services design
Wandsworth adopted its current Local Plan in 2,023, and the sustainable design policy is the part that touches an M&E drawing. Paragraph E sets the energy duty: Energy assessment: all new residential. In plain terms, any new home needs an energy assessment that follows the London Plan hierarchy, and the validation list repeats it as item eleven.
Paragraph H deals with heat. New development must keep overheating down through layout, materials and landscaping, and the council's reasoning cites London Plan SI4 cooling hierarchy. For a loft conversion under a dark roof that is not a technicality. We draw openable windows, vents and fan positions so the room can purge heat on a summer night.
Water is in paragraph A: new homes must meet 110 l/p/d incl. 5 l external, secured by condition. The standard national figure is looser, so a Wandsworth home needs fittings chosen with care, and the M&E sheet lists them.
None of this means a small refit needs a planning document. It means a services drawing for a Wandsworth house starts from the same questions the council asks of larger schemes: how is the home heated, how does it shed heat, how much water does it use and where does the rain go. Answering them on paper once is cheaper than answering them on site three times.

| LP10 para E: all new residential development and major non-residential development must submit an energy assessment following the London Plan energy hierarchy (validation item 11 repeats this; the Council's Sustainability Checklist is local guidance). Drainage, flood zones and basements
The flood and drainage policy makes SuDS a requirement in all development, and its target is Greenfield rate, or at least 50% attenuation. Surface water must not be sent to the foul sewer. For a terrace with a rear addition, that means thinking about where the new roof drains before the roof is drawn.
The council's validation list adds a flood risk assessment, and it describes who needs one as FZ2/3, or FZ1 1 ha+. Wandsworth runs along the Thames and the lower Wandle, so a basement or a lowered ground floor on a low street is worth checking against the flood maps before you commit.
The council also publishes non-statutory guidance on basement extensions, and its Housing SPD covers rear extensions, roof extensions and loft conversions as well. Basements bring their own services: sump pumps, non-return valves, mechanical ventilation and a second means of drainage. We draw those on the same set so the structural engineer, the drainage designer and the electrician use one reference.
Terraces, semis and the services inside them
Only 31.4 per cent of households live in a house or bungalow here, and the average semi-detached home sold for £1,345,411 in the latest Land Registry month. At that value many owners plan a new kitchen, new bathrooms, a loft and often a rewire in one programme.
A kitchen hood that vents outside needs 30 l/s, a bathroom 15 l/s and a utility room 30 l/s. In a mid-terrace the nearest outside wall may be at the back, so the duct from a front bathroom has to travel; we test the run in the model before the joists are cut.
Wandsworth has 46 conservation areas, 312 listed building entries and 9 registered parks and gardens. Visible external plant is the most common reason a services design is sent back, so we position flues and terminals at the rear or in a side return wherever we can.
Loft conversions deserve a separate word. A new stair, a bathroom and a heat source in the roof space all need routes down through rooms that already exist. We follow the route from the roof to the consumer unit and the stack, and we note where a boxed pipe or duct will show in a first-floor ceiling, so you can decide whether the compromise is acceptable.
What the set contains and how it is used
You receive a power and lighting plan per floor, a ventilation plan with each fan's duty, a consumer unit schematic, an alarm layout and a fittings schedule. The council decided 977 householder applications in its latest year and granted 91.9 per cent.
The set goes beside our building regulations drawings in Wandsworth, and if you need the heating and hot water design, our MEP design service explains how that works. For more about the borough, read architectural drawings in Wandsworth.
Your electrician certifies the installation, and our sheets give them everything needed to do it. Send us the plans and we will quote a fixed fee after a free constraints check.

Questions
Does a Wandsworth loft conversion need an energy assessment?
The Local Plan paragraph is aimed at new residential development. A loft conversion for an existing home usually sits outside it, but the overheating paragraph is a good guide to how we draw ventilation.
What water limit applies to a new home in Wandsworth?
The Local Plan sets a stricter per-person figure than the national default, secured by condition. Our M&E sheet lists the fittings so the calculation can be checked.
Can you draw services for a Wandsworth basement?
Yes: pumped drainage, ventilation, power and alarms are shown on the same set, with notes for your structural engineer and flood consultant.
How is the work priced?
Fixed quote after a free constraints check, based on floors and systems.
