How Hounslow's design codes apply to a loft
For design guidance Hounslow uses its Character, Sustainability and Design Codes SPD, alongside the Hounslow Local Plan 2015-2030 (Volumes 1 and 2), adopted in 2,015. The council's published pages do not give a single loft measurement, so there is no figure for us to quote. What the codes do is set the frame: a roof alteration is judged on how it fits the character of its street and the pattern of the houses around it.
That makes a street study a normal part of our work here. We look at which neighbours already have dormers, how the ridge lines step along a terrace or semi-detached run, and what a passer-by sees from the road. The conclusions go into the design note that sits with the drawings.
The national limits come first. The permitted volume rule reads: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. Earlier roof additions count towards it.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Heritage across the borough
Historic England records 519 listed entries in Hounslow, among them 32 at Grade I and 28 at Grade II*. The borough also touches 1 World Heritage Site and 6 registered parks and gardens, so the setting of a nearby heritage asset can matter even where your own house is unlisted.
A listed house needs listed building consent for most roof work. Inside any of the 33 conservation areas, a roof enlargement is not permitted development. We check both at the start and tell you before you commit to a design.
Houses, flats and who can convert a loft in Hounslow
In Hounslow 54 per cent of households live in a house or bungalow, and 45.7 per cent own their home. That is a mixed borough. A house owner can often use permitted development, but permitted development for roofs applies to houses and not to flats, so a flat owner needs a planning application and, usually, the freeholder's consent as well.
If you own a flat, tell us at the first call. We can advise on the drawings, though the lease and the freeholder's agreement are for your solicitor.
Surveying the roof and fixing the stair
Our survey measures the roof, chimney, party wall and floors below on one datum. From that we place the stair, because the stair often controls the whole loft plan. Building regulations allow a concession for loft stairs: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).
The new storey also needs fire protection on its escape route, and the new roof must meet the insulation standard for new elements. We show both in the drawings, then pass them on to our building regulations drawings in Hounslow.
No two roofs give the same answer, and the best loft for one house can be wrong for the next. We list what each option would add in floor area, headroom and cost of structure, so you can choose between a rooflight-only scheme, a rear dormer and a larger change with the facts in front of you.
Permitted development or planning permission for a Hounslow loft
A house outside a conservation area, not listed, and within the volume and height limits can often convert under permitted development. Hounslow has 3 Article 4 directions, so we check each address for one. Where the right applies, a Lawful Development Certificate in Hounslow puts it on record.
Where it does not, you need a householder application. Our planning drawings in Hounslow are prepared for that.
The permitted route has its own limits on the front roof slope, the ridge height and balconies, and we mark each of them on the drawings. Where a limit is only just met, we show the measurement so that the council or a later buyer can see why the work is lawful.
Hounslow's householder decisions
Hounslow decided 689 householder applications in its latest published year and granted 78.5 per cent. The council decided 97.8 per cent within eight weeks or an agreed extension.
These figures are borough-wide and cover every householder project, so we use them to set expectations on timing and nothing more.

Questions
Can I convert a loft in a Hounslow conservation area?
You can, but not as permitted development. Hounslow has 33 conservation areas, and inside one a roof enlargement needs planning permission.
Is a flat loft conversion different in Hounslow?
Yes. Permitted development for roofs covers houses, not flats, so a flat owner needs planning permission and usually the freeholder's consent. 54 per cent of households here live in houses.
How much do loft conversion drawings cost in Hounslow?
From £695 including VAT, fixed up front. Council fees are separate.
Does a nearby listed building affect my loft?
It can. Hounslow has 519 listed entries, and the setting of a heritage asset is a planning consideration even when your own house is not listed.
