New build drawings in Wandsworth
New build drawings in Wandsworth set out a proposed house or terrace in plans, elevations, sections and a site layout, drawn to the borough's tests for redevelopment and rear gardens. We prepare them from £1,450 including VAT. The council protects private gardens and sets a size threshold for replacing existing homes, so the case for a plot has to be made on the first sheet.

How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Wandsworth's redevelopment and garden rule for new homes
Wandsworth supports redevelopment of existing homes in two situations, and the figures are 130 sqm; 15 sqm. The first is where the original dwelling is larger than the first figure. The second is where the scheme adds family homes, each with a dedicated rear garden of at least the second figure. Housing on private gardens will not normally be permitted, which closes the door on many backland ideas before a pencil is out.
So we start by measuring the original floor area and the garden depth, then test the scheme against both thresholds on the 3D model. The rule sits within the Wandsworth Local Plan 2023-2038, adopted in 2,023, and the council's Housing SPD (covers rear extensions, basements, roof extensions and loft conversions) covers the design of rear extensions and roofs that may accompany a replacement home. A sheet that states the original area and each garden depth plainly saves the officer a query letter.

How Wandsworth decides minor schemes
The planning team sees a steady flow of small schemes. In its latest twelve months of published figures it decided 902 of them, granted 86.7 per cent and decided 88.1 per cent in time or within an agreed extension. Householder schemes were granted at 91.9 per cent. These records describe the past and do not predict your result.
The borough is mixed. 31.4 per cent of households live in a house or bungalow and 42.5 per cent own their home. Terraced homes average £970,844 and detached homes £2,495,892, a gap that explains why owners look at replacing a modest house with a larger one, and why the council guards that route with a floor-area threshold.
Conservation areas, parks and the levy in Wandsworth
The borough holds 46 conservation areas, 312 listed building entries and 9 registered parks and gardens, plus 8 Heritage at Risk entries. None of it is mapped Green Belt, at 0 per cent. Our architectural drawings hub for Wandsworth shows how these layers affect each service.
The levy is heavily zoned: £1,031.39/m² (Nine Elms Residential Area A); £475.34/m² (Nine Elms Residential Area B); £0 (Roehampton Charging Area); £448.43/m² (all other areas). The scale of the difference between Nine Elms and the rest of the borough means we identify the area for your address first. The Mayor's levy adds £96.97 per square metre in band 1, and the national rule applies that Any new dwelling is liable to CIL regardless of size (unless relief applies).
Route, timetable and fees for a Wandsworth new build
A new dwelling needs a full planning application. The statutory period is 8 weeks for a non-major scheme and 13 weeks for a major one, where major means Major development: 10 or more dwellings, or a site of 0.5 ha or more where the number is unknown. The council's fee is £610 per dwelling for up to nine homes.
Replacement homes often involve a basement or a loft as part of the design. The council's Housing SPD also deals with basements, and our structural calculations in Wandsworth service covers the engineering for those parts. For the planning side, our planning drawings in Wandsworth page explains the householder and full routes.
How we work on a Wandsworth plot
We begin with a free constraints check and a survey, then model the plot in 3D with the existing house, the garden and the neighbouring windows. We draw the scheme against the council's threshold figures and send you the options with each test marked pass or fail. The full planning set follows, checked by a second chartered technologist before submission. Amendments the council asks for are redrawn without an extra fee.
A permission carries forward into construction drawings in Wandsworth. If your plot sits near the river boroughs, see our new build drawings in Richmond upon Thames for a comparison of garden rules.
