New build drawings in Enfield
More than a third of Enfield is green belt, so the first question on any new house here is whether the plot is inside or outside that line. We prepare new build drawings for Enfield from £1,450 including VAT, and a second chartered technologist checks each set before submission.

How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Green belt decides the route in Enfield
Green belt covers 37 per cent of the borough. Inside it, a new home is inappropriate development unless it meets one of the narrow national exceptions, such as limited infilling in a village or the redevelopment of previously developed land. Outside it, the tests are ordinary suburban ones: street character, spacing and neighbours' light.
We therefore begin every Enfield job with a boundary check against the council's published green belt polygons, then read the site history for earlier refusals on the same land. If the plot is inside, the drawings have to demonstrate openness, comparing the volume and footprint of anything existing with what is proposed. We prepare that comparison as a simple table with annotated plans.
If the plot is outside, we move on to the street. 61.2 per cent of households live in a house, so most Enfield streets are rows of semis and terraces with a clear building line that a new home should follow.

Enfield's minor application record
A scheme of fewer than ten homes is a minor application. Enfield decided 497 of them in the latest return, granted 71.6 per cent, and decided 79.1 per cent within eight weeks or an agreed extension.
Compare that last figure with the statutory period of 8 weeks. The rest ran beyond the period or its agreed extension, so an applicant should expect questions and allow time. These are past statistics for all minor cases, including extensions and changes of use, so they describe the council, not your site.
Our response is to remove avoidable queries before they are asked. Every set we submit carries a dimensioned site plan, a schedule of areas against the space standard and sections through the stairs and the highest point. See our planning drawings in Enfield page for the application itself.
Article 4 areas, conservation areas and trees
Enfield publishes 33 Article 4 direction areas. They matter for a new build mainly because they show where the council has removed permitted development rights to protect character, which signals how much weight it gives the street scene nearby.
The borough also has 24 conservation areas and 301 listed building entries, with 22 Heritage at Risk entries. A neighbouring listed house can trigger a heritage statement even where your own plot is not designated.
Domestic gardens cover 21.7 per cent of the land in the national land use survey. A good share of Enfield's infill proposals start in those gardens, so retained garden depth and access width appear on our first sketch.
Costs beyond the drawings
Enfield is in Mayoral CIL band 2, with a current indexed rate of £72.73 per square metre. The council's fee is £610 per dwelling for up to nine homes, and the average Enfield house sells for £470,988.
Biodiversity net gain deserves a flag too: From 6 Aug 2026 BNG does not apply to sites of 0.2 ha or less; the self-build exemption ended for applications from 6 Aug 2026. We say at the quote stage whether your site is likely to be caught.
Water, power and the standards behind the drawings
Consent is only the first of two sets of rules a new Enfield home must pass. The Building Regulations apply the moment work starts, and several of their requirements change what the planning drawings should already show. Water use is capped at 125 litres/person/day, or 110 where the optional requirement applies, which affects the fittings schedule. Charging for vehicles is required where there is parking: Associated parking spaces for new dwellings need EV charge points. And the home must be ready for fast broadband, as the rule puts it: Gigabit-ready infrastructure and connection (Requirements R1 / RA1-RA2).
Access is the third. M4(1) visitable dwellings is mandatory for new dwellings unless an optional requirement is imposed, and in London the stricter rule applies: At least 10% M4(3) wheelchair user dwellings; all others M4(2). A level threshold, a wide door to the ground-floor toilet and a stair that could take a lift all show up as dimensions on the plans.
We build these into the first model, so the planning set and the construction set are the same design at two stages and not two different projects. For a green belt site that matters even more: if the council grants permission on the strength of a particular volume, the construction drawings must not quietly grow it.
Working with us
After the constraints check you receive a fixed quote. Our Revit model then tests two or three layouts against the boundary, the building line and the levels from our measured building survey. You choose one in writing.
If the council asks for changes, we redraw free until approval. We cannot promise what Enfield will decide.

Questions
Can I build a new house on green belt land in Enfield?
Only within the narrow exceptions in national green belt policy. Green belt covers 37% of the borough, and we check your plot against its boundary before any design work.
How long does Enfield take on a minor scheme?
The statutory period is 8 weeks. Enfield decided 79.1% of minor cases within that or an agreed extension in the latest return, a historic figure and not a promise.
What does a new Enfield home pay in CIL?
Mayoral CIL in band 2 is £72.73 per square metre this year. The borough's own levy is checked at quote.
