Construction drawings in Enfield

Enfield is a house borough with a large Green Belt edge and an active prior approval record, so many construction sets here follow a route that is not full planning. We draw the detailed pack for each. Fixed quote after a free constraints check.

How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Enfield: what our research found on local rules

Our research logged no supplementary guidance for Enfield home extensions, and no local rule for construction drawings, so we rely on the council's decision on your own application. That sounds thin, but it makes the decision notice the one document that counts, and we read it closely.

The practical steps are the same each time. We take the approved drawings and conditions, list every dimension and material they fix, and write them into our set so the builder cannot drift from the approval. Then we add the technical detail the planning drawings never show. For the planning stage, see planning drawings in Enfield.

The council publishes its decisions through an online search. Before we start, we search your street for similar approvals and conditions, which often shows what the officers will accept.

Green Belt, directions and listed entries

Green Belt covers 37 per cent of the borough, a large share of its land. 33 Article 4 direction areas and 24 conservation areas add further limits, and Historic England lists 301 entries, with 5 scheduled monuments and 5 registered parks and gardens.

61.2 per cent of households live in a house, and 52.4 per cent are owner-occupiers. On a Green Belt plot, extension size is capped by policy, so the construction set's job is to deliver the approved volume efficiently: slim wall build-ups, careful roof design and no wasted depth.

    Prior approval: the numbers

Larger-home extension prior approvals in Enfield ran as follows: 35 granted against 27 refused in the latest published year. The council also handled 636 lawful development certificate applications.

That makes a prior approval or a certificate a realistic route for a deeper rear extension. It also means the construction set often starts from a lighter set of approved drawings than a full planning permission produces. We fill the gap by drawing every junction and level in more detail, and we confirm the approved dimensions before work begins. Our lawful development certificate pages for Enfield explain that route.

Details that get checked on site

Whatever the route, building control checks the same things. Stairs: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm. Headroom: 2.0 m clear headroom over stairs. Insulation: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.

Alarms and ventilation follow: All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604. Intermittent extract: kitchen 30 l/s with cooker hood (60 l/s otherwise), utility 30 l/s, bathroom 15 l/s, WC 6 l/s. We show both on the plans.

    Surveying a Green Belt plot

Enfield's long edge of Green Belt means many plots are large, irregular and slightly sloping. We survey levels across the whole garden and show contours on the site plan, because a slope of even a few hundred millimetres changes the foundation, the threshold and the step down to the lawn.

Services on large plots are also long. A drain that runs the full depth of the garden, or a supply that crosses a field boundary, affects where the extension can sit. We map them before the layout is fixed.

Where the approved volume is tight, we check it against the as-built house. A rear wall that is not square, or a roof that is a little higher than recorded, changes the margin. Better to find that on paper than when building control measures it.

Householder figures, scope and nearby boroughs

The council decided 934 householder applications in its latest year, granted 83.4 per cent, and decided 92.4 per cent in time. Mayoral CIL sits in band 2.

    Questions

Does Enfield have an extension design guide?

Our research found no supplementary document for it, so the decision on your own application is the guide we follow.

Can I extend a Green Belt house in Enfield?

Sometimes, within strict limits. With 37 per cent of the borough in the Green Belt, we check your plot before we quote.

Is prior approval a good route in Enfield?

The latest figures show 35 grants against 27 refusals, which makes it a realistic route to test. That is not a promise for your case.
