Planning appeals in Enfield
Planning appeals in Enfield start with the refusal notice. Green Belt covers 37 per cent of Enfield, and inside it that single designation can be the whole reason for a refusal. A householder appeal must be lodged within 12 weeks of the decision notice. We read your notice, work out whether the objection is about size, location or detail, and prepare the drawings and statement that meet it.

How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning appeals in Enfield: where Enfield refuses, and how slowly it decides
Enfield decided 934 householder applications and granted 83.4 per cent, deciding 92.4 per cent in time. Minor applications, a smaller group of 497 decisions, were granted 71.6 per cent of the time and only 79.1 per cent were decided within the target period or an agreed extension.
That last figure means roughly one minor scheme in five ran past the target, so some owners reach the appeal stage through delay rather than refusal. If the council has not decided your application and no extension was agreed, an appeal against non-determination is an option, though a short, direct conversation with the case officer sometimes resolves the matter faster. We will tell you which looks more promising once we have seen the file.

Green Belt arithmetic
Green Belt covers 37 per cent of Enfield. Inside it, the national rule is that extensions must not be disproportionate to the original building, and refusal notices for Green Belt sites usually say so in one sentence. There is no fixed percentage in national policy, so the argument depends on the size of the original house, what has been added since, and how much the new work changes the volume.
We rebuild the original building from the earliest drawings and historic maps we can find, calculate the volumes of each addition, and present the result as a simple table on the plans. An inspector who can see that the proposal adds a modest share of the original volume, or that a previous extension is being demolished, can decide the Green Belt issue quickly. Without that table the appeal can drift into adjectives, which rarely helps.
Housing, heritage and the rest of the borough
Away from the Green Belt, Enfield is a suburban borough: 61.2 per cent of its 120,923 households live in a house and 52.4 per cent own their home. It has 24 conservation areas and 301 list entries, with 5 scheduled monuments and 22 Heritage at Risk entries recorded within its boundary.
Many householder cases here concern rear and side extensions, loft dormers and outbuildings in large rear gardens, which take up 21.7 per cent of the land. Garden outbuildings sometimes fall foul of the same Green Belt test, so we check the location of the plot before we judge the scheme.
Timing, outcomes and other routes
A written-representations householder appeal took a median of 11.6 weeks nationally, and the twelve-month median across written-representation appeals was 18 weeks. Plan on months. The Inspectorate allowed 31 per cent of section 78 appeals in the latest quarter, which is a national rate across all kinds of development.
In Enfield, where Green Belt is common, a different route can help. Enfield handled 636 lawful development certificate applications in the latest return. Where work is within permitted development limits, a Lawful Development Certificate may avoid the argument altogether, and larger rear extensions may qualify for prior approval.
What we deliver
Our appeal bundle holds the statement, a model-based drawing set, a volume table where Green Belt applies, and a section through the nearest neighbour where amenity is in question. Someone other than the draughtsperson checks it against your refusal notice. The price is fixed after the free constraints check.
You can read the general method on our planning appeals page, or browse the range of architectural drawings in Enfield. We do not predict the inspector's decision.
Preparing before you file
Gather the decision notice, the officer's report, the submitted drawings and any correspondence with the case officer. Note the date of the notice, because the appeal clock starts there, and check whether the council has registered any conditions you would accept if the scheme were approved. An inspector may allow a scheme subject to conditions that the officer did not offer, so it helps to propose sensible conditions yourself in the statement.
If you have not yet received a decision, keep a log of every contact. A record of unanswered emails makes the case for an extension or a non-determination appeal clearer, and we use that log when we draft the background section.

Questions
How much of Enfield is Green Belt?
37 per cent of the council area is covered by green-belt polygons in the national planning dataset, so check your address before you design.
What if Enfield has not decided my application?
Only 79.1 per cent of minor applications were decided in time, so delay does happen. An appeal against non-determination is possible once the decision period has passed without an agreed extension.
Do householder refusals in Enfield succeed on appeal?
Each case is decided on its own facts. The council granted 83.4 per cent of its householder applications, so a refusal usually has a specific reason to answer.
How long do I have to appeal?
12 weeks from the decision notice for a householder case.
