M&E drawings in Kingston upon Thames
M&E drawings in Kingston upon Thames set out the fans, circuits, alarms and plant of a house on one coordinated sheet, ready for an installer to price. The borough has big gardens, with 30.9 per cent of its land in domestic gardens, so outside plant, garden-room supplies and charge points feature in many of our sets. How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Kingston's local list requires of M&E drawings in Kingston upon Thames
The Royal Borough's validation local list, in its February edition, includes several rows that reach services drawings, and some are unusually specific. The first concerns renewable technology. A scheme with solar panels or an air source heat pump needs existing and proposed sections, and the list records the scale as Sections at 1:10 or 1:20, showing the height of the technology above roof or ground. A heat pump condenser on a rear wall therefore needs a drawn section, not a note.
The second is water. Any application that creates new residential accommodation needs a water consumption statement, and the target is 105 l/person/day. The M&E sheet is where we list the taps, showers, baths and appliances that add up to it, so the statement can be written from the drawing.
Larger schemes face more: the energy assessment row applies to Majors only; dynamic overheating modelling to CIBSE. A single house is not in that class, but a block of flats is.
The practical result is a set that answers the list before it is asked. The heat pump section, the fitting schedule for water use and the basement pump supply are each drawn once, then reused by the consultant, the installer and building control, which keeps the three documents from drifting apart.

Basements, drainage and flood risk
Kingston's list is firm on basements. An application must include SuDS and drainage layout with basement, with attenuation calculations, a sump and pump arrangement and non-return valves. Separately, a surface water report is needed for Majors and critical drainage areas; SuDS Proforma, with discharge as close to greenfield as possible. The basement pump and its alarm need a supply, and we put that on the electrical layout so the engineer and the electrician work from the same plan.
If a property is in a critical drainage area, we raise the extra drainage requirements at the constraints stage, before the fee is agreed, so there is no surprise at validation.
Large gardens, semis and detached homes
61.5 per cent of households live in a house. The average semi-detached home sold for £812,491 and the average detached home for £1,304,915, and prices rose 3.3 per cent over twelve months. With owner-occupiers at 60.9 per cent of households, most work is by people planning to stay.
Plots of that size encourage extensions, outbuildings and heat pumps. Each brings a long cable run, and a long run means a larger cable, a protective device and sometimes a sub-main. Drawing the route early lets the installer cost the true length and allows for a trench that avoids roots and drains.
Garden outbuildings deserve their own line on the plan. A home office or studio at the end of a long plot needs a supply that is sized for its heating, protected against damage and isolated from the main house, and Part P treats the circuit as notifiable work. We show the circuit, its protective device and the route in the same drawing as the house, so there is one record of what was installed.
Prior approval, Green Belt and heritage
Kingston refused 35 larger home extension prior approvals in the latest national returns and granted 3. Many owners therefore apply for householder planning permission instead, where the council granted 83 per cent of 742 decisions and decided 92.5 per cent in time. These are planning figures, and we treat them only as context for a programme.
About 17 per cent of the borough lies in Green Belt. It also has 28 conservation areas, 163 listed building entries and 3 Article 4 directions. Plant enclosures in Green Belt are checked against the same openness test as a building, so we keep them small and attached to the house.
The ventilation and safety figures
Under Approved Document F a bathroom extract is 15 l/s, a separate toilet 6 l/s and a three-bedroom house needs 31 l/s as a whole dwelling. We state each rate beside its fan.
A new or replaced fixed solid fuel appliance needs a carbon monoxide alarm in the room, and the alarm is tested to BS EN 50291-1:2018. Charge points for new dwellings are at least 7 kW, and the cable and spare way go on the plan.
Scope, fee and linked pages
A Kingston upon Thames set normally holds lighting and power plans, a ventilation layout, alarm positions, a consumer unit schematic and any renewable or basement drainage sections. There is no published starting price. We run a free constraints check, agree the scope and fix the fee.
