How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Havering treats outbuildings
Havering's Residential Extensions and Alterations SPD says outbuildings must be subordinate to the dwelling and the plot, unobtrusive and placed to the side or rear, and used only for incidental purposes. It adds that home working normally needs permission. That last point catches many owners out: an office is a common reason for a garden room, and the council expects a conversation about it.
The guide gives no numeric limit, so national outbuilding rules provide the dimensions. We design to those and write a short use statement into the submission, so the officer sees how a quiet desk and a few visitors compare with a business. Where permission is needed, the application can include the use as well as the building.

Green Belt across half the borough
Green Belt polygons cover 53 per cent of Havering. Green Belt does not remove Class E outbuilding rights, so rooms are still possible, but plots that edge farmland or paddocks deserve a closer look. We check how the designation meets your boundary and whether an Article 4 direction adds anything.
Heritage is lighter here. The borough lists 11 conservation areas and 146 listed entries. Where one applies, we cover the side-of-house limit and the listed-grounds rule in the written summary.
Describing a home office clearly
If the room will be your office, the drawings should describe how it will be used. We draw one desk area, storage and a small meeting space, and keep the building well below the limits so that it reads as a garden building and not as a business premises. Hours, deliveries and visitors are all points an officer may raise, and a short written note answers them before they are asked.
Separate toilet or kitchen facilities push the building towards a separate dwelling, which is a different project. If you want a basin or a kettle, tell us at the start and we will draw only what the use needs. A clear location and block plan completes the package, and a short written use statement sits alongside it so the officer can read the plan and the purpose together.
A borough of owner-occupied houses
Households living in a house or bungalow make up 76.7 per cent of the borough and 69.5 per cent are owner-occupied. Detached homes average 841,116 pounds, semi-detached 540,897 pounds and terraced homes 435,382 pounds. Most Havering homes are houses with a garden of their own.
Domestic gardens occupy 19.5 per cent of the borough's land. A mid-sized plot suits a studio or gym without crowding the house, and we keep the building low enough to stay clear of the height rule for roofs near a fence.
Timing the work around Havering's decisions
Most of the delay in a garden room project comes before the drawings, in deciding the use and the position. Once those are agreed, we normally issue the set about a week after the survey. A certificate is then decided on the council's timetable, and a householder application takes up to eight weeks unless an extension is agreed.
Builders usually need the drawings before they will fix a start date, so we send the set to your chosen builder or kit supplier as well as to the council when you ask us to.
Certificate, application and the council's record
The council decided 578 certificate applications of all kinds in its latest return, so a Lawful Development Certificate is a routine route when rights are intact and the use is incidental. When it is not, a householder application follows, covered on our planning drawings page.
Havering decided 985 householder cases in the latest year, granted 85.9 per cent and decided 97.8 per cent on time. Those are borough-wide statistics and do not forecast a single result.
Cost and next step
A fixed fee from £495, VAT included, buys the full set. The council's own fee is extra. Send your address and the room's use through the form above. We can also take on side return extension drawings in Havering for the house, and the architectural drawings in Havering page lists every local service.

The council's SPD says home working normally needs permission. A quiet incidental office may be acceptable, and we set out the use in the submission.
