The Housing Design Guide and the Redbridge Local Plan

Redbridge's detailed design advice is its Housing Design Guide SPD, and policy comes from the Redbridge Local Plan 2015-2030, adopted in 2,018. An officer assessing a house extension reads the two together, looking at the bulk of the addition, how it relates to neighbours, and the quality of the rooms it creates.

We draw to make those tests easy to apply. Proposed plans show room sizes and window positions, elevations show the extension against the original house, and the block plan shows the distance to each boundary. The council then has what it needs without writing back to ask. Where a decision depends on judgement, we add a short note on the sheet to explain the design.

Redbridge officers also look at the quality of the living space that an extension creates, so room dimensions, daylight to new rooms and the way a layout works are shown clearly on the proposed plans. Where a loft or a side extension adds bedrooms, the plans show how those rooms are reached and lit.

A large volume of householder cases

In its latest published year Redbridge decided 991 householder applications and granted 82.8 per cent. The grant rate is lower than in Southwark or Kensington and Chelsea, which is why the quality of the submission matters.

94.7 per cent were decided within 8 weeks or an agreed extension. Those are borough-wide averages and not a promise about any single application.

Heritage, shared houses and gardens in Redbridge

Redbridge has 16 conservation areas and 134 Historic England list entries, so many houses sit outside those controls and may use permitted development. A Lawful Development Certificate in Redbridge is worth considering before you commit to a full application.

Domestic gardens make up 27.4 per cent of the borough's land, but the officer still looks at depth against neighbours.

The borough has an Article 4 direction for houses in multiple occupation, so a family house cannot become a small shared house without permission.

    Levies, fees and notices

A larger scheme can attract the Community Infrastructure Levy, and Redbridge charges a flat borough rate on top of the mayoral rate of £60 per square metre. Small householder extensions are commonly outside the charge, and we say at the start if yours could trigger it.

The council's householder fee is £548, paid to the council, and neighbours are notified for at least 21 days.

Planning drawings in Redbridge: fees and what is included

Fixed from £745 including VAT, the set has existing and proposed plans, elevations and sections, a location plan and a block plan. A second chartered technologist checks it, and we redraw free of charge if the council asks for changes.

A second chartered technologist checks the set before submission against the council's list of required plans, so the application is valid on the first attempt where the information is complete. The statutory target for a non-major decision is 8 weeks, and where two or more homes are involved the council's fee is £1,083.

Planning and Building Regulations in Redbridge

Many Redbridge owners want both approvals. Planning permission covers appearance and impact on neighbours, and Building Regulations cover the way the work is built. A full set for building control takes the planning layout and adds structure, drainage, fire safety and energy detail.

We prepare the building regulations drawings in Redbridge from the same survey, so the two sets agree. If the council changes the design during planning, the construction set follows the approved scheme and not the first draft.

For a project that may not need a full application at all, prior approval drawings in Redbridge can apply to certain larger rear extensions, where the council checks only the effect on neighbours.

    Questions

Which Redbridge guidance applies to a house extension?

The Housing Design Guide SPD and the Redbridge Local Plan 2015-2030. We refer to them on the drawings where a decision depends on them.

How many householder applications does Redbridge decide?

991 in its latest published year, with 82.8 per cent granted.

How much do planning drawings cost in Redbridge?

From £745 including VAT. The council's householder fee, £548, is paid separately.

Do I need planning permission for a shared house in Redbridge?

Usually yes. Redbridge has an Article 4 direction for houses in multiple occupation, which removes the permitted change from a family house to a small shared house.
