How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Garden room drawings in Bromley start with the constraints
Bromley publishes 108 Article 4 directions and has 47 conservation areas. Historic England records 412 list entries here, 8 of them Grade I, and 6 registered parks and gardens.
Each can change the answer for an outbuilding. Inside the curtilage of a listed house, the national order is blunt: Garden buildings within the curtilage of a listed building are not permitted development. In a conservation area there is also this: On article 2(3) land, no outbuilding between a side wall and the boundary.
Because of that density, we run every Bromley address against the council's Article 4 and conservation maps before quoting. It takes minutes, and it saves a certificate being refused later.

Green Belt, and why it changes the design
About 51 per cent of the borough is Green Belt, so a good number of gardens sit inside it. A garden room there is still an outbuilding under Class E, but when it needs an application the council tests it against openness, which favours a small, low building close to the house.
The practical effect is on position. A room tucked beside the house or an existing garage is easier to justify than a freestanding building at the far end of a long plot. We draw the candidate positions and show the distance from the house for each, so the choice is made with the rule in view.
Domestic gardens make up 23.4 per cent of the borough's land in the government's generalised land use database. Gardens are plentiful, but space is not the limit here; the designation is.
What Bromley publishes for householder design
Bromley's design advice sits in the Urban Design Guide SPD, under the Bromley Local Plan, adopted in 2,019. We checked the borough's published guidance for a footprint or height figure specific to garden buildings and found none we can quote with a reference, so we do not state one.
In that gap we design to the national Class E limits and show how the room sits against neighbours. The rule on coverage still bites: Buildings may not cover more than 50% of the curtilage (excluding the original house). Existing sheds, garages and paving covers all count against it.
The use rule matters equally: Use must be incidental to the house; not a separate dwelling; no verandah, balcony or raised platform. We draw and label the room so that it reads as a studio, office or gym.
Bromley's record on householder applications and appeals
In its latest published year Bromley decided 1,609 householder applications. It granted 78.6 per cent, and 89.1 per cent were decided within the statutory period. Build some decision time into your programme.
The Planning Inspectorate decided 502 householder appeals here over the latest five-year period and allowed 37.6 per cent. Those are borough-wide figures for every kind of householder work. They are context, and they do not forecast your scheme, but they show that a careful submission is worth the effort.
The average Bromley home sold for £511,670, and prices changed by -3.1 per cent over the past year.
Sloping gardens, trees and drainage
Where a garden falls away from the house, the height of a garden room is measured from the highest natural ground level next to it. A building that looks modest on the upper side can stand tall on the lower one, and the neighbour below will notice. We take levels on the survey and show the section with the true ground line.
Trees may be protected. A root protection area close to the footprint can mean a pile foundation, a smaller room or a different position, and we show the root zone on the block plan so the officer can see it was considered.
Surface water needs a plan too, since a new roof adds run-off. A water butt or soakaway is a simple note on the drawing that answers a question the officer would otherwise ask.
Certificate, application or building control
When a garden room fits Class E and nothing in the address blocks it, a Lawful Development Certificate in Bromley gives written proof. On height the order says: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof.
Where it does not fit, the route is a householder application, prepared as planning drawings in Bromley, with a national fee of £272 for works within an existing home's boundary. Over a certain size or with a bed, the room must also meet Building Regulations; the smaller exemption is worded Detached building up to 15 m² with no sleeping accommodation is exempt.
Where the room is fitted out as a full working space with services, our building regulations drawings in Bromley cover the technical sheets.
From survey to issue
On a large Bromley plot we start with a measured survey, because levels and tree positions are often the real constraint on a sloping garden. Then we draw two or three positions in 3D, you choose one in writing, and the set is prepared and checked by a second chartered technologist.
The set starts at £495 with VAT included. It contains the block plan, floor plan, elevations, a section and a materials note. If the council asks for changes, we redraw them free of charge.

Questions
Does Green Belt stop me building a garden room in Bromley?
Not automatically. About 51 per cent of the borough is Green Belt, and a small outbuilding can still be permitted development. If it needs an application, openness is tested, so position and size matter.
How do I find out if an Article 4 direction covers my garden?
Bromley publishes 108 directions, and coverage depends on the address. We check each one on the council's map before we quote.
Does Bromley publish a size limit for garden rooms?
We found no footprint or height figure for garden buildings in its guidance that we can cite. We design to the national limits and show the effect on neighbours.
