How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Velux loft conversion drawings in Bromley: the Urban Design Guide and the roofscape

Bromley's current design guidance is the Urban Design Guide SPD, which supports the Local Plan adopted in 2,019. Its test for roofs is about fit: dormer windows must be of a size and design appropriate to the roofscape and sited away from prominent pitches unless dormers are a feature of the area. We found no inset or size figure for rooflights in either document.

In practice that leaves rooflights on a favourable footing. A Velux unit is flush with the slope and small, and it does not alter the roofscape in the way a dormer does, so the "prominent pitch" test is easier to meet. We still look at the street. A run of identical pitched roofs with untouched front slopes shows an officer what the area values, and our design respects it by keeping the front slope quiet.

Where the front slope is the only one that gets the sun, we use a single unit set low and centred, and move the remaining light to the rear.

Why Bromley needs a careful address check

The borough has 108 Article 4 directions and 47 conservation areas, and its 412 listed entries add to that. A direction may withdraw rights on part of a house, so the front slope can need an application while the rear does not. We read the direction for each road, not just the map.

The borough is also partly rural. Green Belt covers 51 per cent of the borough, and although a rooflight is not a new building, a house in the Green Belt can have its own history of extensions that has to be added up before more work is done.

Whatever the planning route, one building regulations rule shapes the stair and the doors: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). It applies in every borough.

    Appeals and the householder record

Bromley decided 1,609 householder applications in its latest year. It granted 78.6 per cent and decided 89.1 per cent in time.

Refusals are tested here. The Planning Inspectorate decided 502 householder appeals in the borough and allowed 37.6 per cent. That does not tell you how your own rooflights will fare, but it shows that applicants do challenge decisions, and that a clear record of the roof, the neighbours and the design helps a case on appeal as much as at the first stage.

For a Velux scheme that means sending the application with a roof section, photographs of each slope and a plain statement of the rooflight sizes. There is then little for an officer to resolve.

Houses, prices and why the loft gets used

Bromley is a borough of houses: 68.6 per cent of households live in one, and the average terraced house sold for £483,699 in the latest figures. The share of owner-occupiers is 68.5 per cent. Owners with a settled home and a spare roof void are the ones who ask for lofts.

We do not make claims about what a conversion adds in value, because the sales data does not show it. What we can show is the room: a measured section, a stair that works and a bed that clears the slope.

Designing the roof room around the rooflights

On a Bromley roof we place the stair first and the units second. The stair needs its head clear of the slope, so it lands under the ridge; the rooflights then go where the floor will be used, one over the stair and one or two over the sleeping area. If the slope is shallow, a larger unit can replace two small ones, which keeps the roof calmer from the street.

We also show how the new floor is carried. Most loft floors begin as ceiling joists sized for a plaster ceiling, and they rarely suit a bed and wardrobe without help. The structural note on the section tells the builder where to add timber or steel, and a structural engineer can supply the calculations when the spans are long.

Finally, the roof void often holds a water tank, flues and wiring that must be moved. We list them on the existing plan, so the quote you receive from a builder includes them.

Certificate or application, and what comes in the set

Where rights hold, a lawful development certificate confirms the work without a planning application. Bromley dealt with 512 certificate applications of all kinds in its latest return. If the address fails the check, a householder application follows instead.

The set holds existing and proposed plans, a roof section dimensioned for stair headroom, elevations of each slope and the location and block plans. Velux loft conversion drawings start at £695 including VAT, fixed before you commit. A second chartered technologist checks every sheet and we redraw at no charge if the council asks for changes.

    Questions

Does Bromley's Article 4 coverage affect Velux windows?

It can. The borough publishes 108 directions, and some withdraw rights over roof alterations. We read the one that covers your road.

The council publishes 47. A rooflight in one is judged on size, number and how flush it sits.

How much do Velux loft conversion drawings cost in Bromley?

From £695 including VAT, fixed before you commit.

Does a rooflight loft need fire doors?

Often, where a new storey is high enough: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).
