House extension drawings in Bromley and the side-space rule
For a two-storey extension in Bromley, the key local rule is about the gap, not the depth. Proposals of two or more storeys, extensions included, must keep a minimum 1 m from the side boundary for the full height and length of the building, and more where a larger separation already exists. The rule keeps a visible gap between houses. The same plan also says flat-roofed side extensions of two or more storeys on traditionally roofed houses will normally be resisted unless well set back, so we draw a pitched roof where one fits.
For a design this has two effects. A first-floor side extension has to be narrower than owners usually hope, and the ground-floor part can look out of proportion if it ignores the gap above it. If your plot already has a wide gap, the rule asks for more than the minimum, so we measure the existing separation on site rather than trusting a map. We draw the gap on the plan and the front elevation, and we test the layout to see whether a rear addition would serve you better.
The wider guidance is the Urban Design Guide SPD, read with the Bromley Local Plan. For a rear extension we therefore draw the relationship to the plot, the neighbours and the street, because that is what the officer will weigh.

Conservation areas, Article 4 and the Green Belt
Bromley has 47 conservation areas, 108 Article 4 directions and 412 listed entries, and about 51 per cent of the council area is Green Belt. That combination is why we check the address before any design work. A house on the edge of the borough can face a Green Belt size test, while one in a suburb can sit inside a direction that takes away its extension rights.
If none applies, a rear extension may be permitted development up to 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey, and the curtilage rule applies: Buildings (other than the original house) may not cover more than 50% of the curtilage.
Bromley's decisions and appeals
In its latest published year Bromley decided 1,609 householder applications, granted 78.6 per cent and decided 89.1 per cent in time. Roughly one in five was not granted.
The Planning Inspectorate decided 502 householder appeals here over five years and allowed 37.6 per cent. Fewer than half succeed, so an appeal is a poor substitute for a well-prepared first application. We prefer to meet the council's tests on the first set of drawings. That means the survey comes first, the side gap and the neighbours' windows are dimensioned, and the design is tested against the rule before any sheet is drawn up for submission.
What the drawings include and cost
You receive existing and proposed plans, elevations and sections, a location plan and a block plan, with the side gap and any retained garden dimensioned. The fee starts at £695 with VAT included. The council's householder fee is £548.
Every sheet is checked by a second chartered technologist, and if the council asks for changes we redraw at no charge until approval. That is a commitment about our fees, not a promise about the decision. Drawings are normally ready about a week after the survey, and a combined package with building regulations drawings is available once the design is settled. If your plan includes a rear extension as well as a side one, we draw both as one scheme so that the heights and rooflines agree on every sheet.
