Garden room drawings in Lambeth
Garden room drawings in Lambeth start at £495 including VAT. Only 24.8 per cent of Lambeth households live in a house, so most garden rooms here are built behind Victorian terraces and converted villas, where the drawings must also show who owns and uses the garden.

How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Lambeth treats garden rooms
The borough's guidance on alterations sits in the Lambeth Design Guide SPD Part 4: Building Alterations, Extensions and Retrofit, with the all-development advice in Lambeth Design Guide SPD Part 2: Advice for All Development. They set the standard an application is read against: a building that is plainly subordinate, in materials that suit the main house, and without harm to neighbours.
We have not found a measured limit for outbuildings in those documents, so the national dimensions give the envelope and these documents give the tone. A garden room that borrows brick or timber from the house and keeps a modest roof pitch reads comfortably in that company.
The borough also controls conversions to houses in multiple occupation through an Article 4 direction, which is a reminder to keep use clear: a room that could be mistaken for a bedsit in the garden attracts the wrong kind of attention, and the drawings label every space by its purpose.
Where it helps, we read the officer reports for similar garden buildings on your road. They show what the borough accepted in practice, which is often more useful than the policy text, and they shape the materials note on the elevations.

Conservation areas and Article 4 land in Lambeth
Lambeth publishes 64 conservation areas, and 12 Article 4 directions drawn over 223 separate areas. Inside conservation areas the side restriction applies: On article 2(3) land, no outbuilding between a side wall and the boundary. Corner and side plots feel that restriction most, so we measure the gap between the house and the boundary on your site.
The list holds 953 entries. Where the house is one of them, Garden buildings within the curtilage of a listed building are not permitted development, and a planning application with a heritage note is the route.
Trees add to the check. The council has made 339 tree preservation orders, so a mature plane or sycamore in your garden or next door's is worth confirming before a footprint is fixed.
Garden room planning permission in Lambeth
Terraced gardens here are shallow and often long and thin, so the most useful figure is the boundary height: Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof. A design that respects it can usually proceed without an application, and the eaves limit of 2.5 m helps keep a flat-roofed studio below the fence line of a neighbouring extension.
Where an application is needed, Lambeth decided 595 householder applications and granted 83.4 per cent, with 93.4 per cent decided in time. Our planning drawings in Lambeth set is written to that standard.
If you only want proof the room is lawful, a lawful development certificate in Lambeth gives written confirmation.
Garden space and shared plots
Domestic gardens cover 26 per cent of the borough's land (the last national survey), so they are a real resource but a shared one. The cap on building cover is the one that bites on small plots: Buildings may not cover more than 50% of the curtilage (excluding the original house).
Flats are more common than houses here, and many garden rooms are planned for a ground floor flat's own garden. Ownership and lease terms decide whether you can build at all, and the drawings should travel with a landlord's consent, which is a point our lease plans page explains.
Building Regulations, price and process
A small office or studio is normally exempt from building control: Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. If it is not, our building regulations drawings in Lambeth cover the next stage.
The fixed fee is £495 with VAT included. You get the plans, elevations, section and a 3D view against your actual fences. See the architectural drawings in Lambeth page for the wider range, or the national garden room drawings page. If the council wants changes we redraw free until approval.

Questions
Can I build a garden room behind a Lambeth flat?
Permitted development for outbuildings applies to houses, not flats, so a ground floor flat usually needs a planning application and the freeholder's consent. We confirm the position from your title before drawing.
Is a garden room in a Lambeth conservation area allowed?
Often yes, if it stays clear of the side-of-house restriction and any Article 4 direction. The check is made on your address, not the borough as a whole.
Does Lambeth limit garden rooms used as separate homes?
The national rule requires incidental use, and a room used as a separate dwelling needs its own permission. We label the drawings as an office, studio or gym.
