Bromley's side space policy and a double-storey extension

The side space policy in the Bromley Local Plan is the rule we draw to first for a two-storey side extension. Proposals of two or more storeys, extensions included, must keep a minimum of 1 m from the side boundary for the full height and length of the building, and more where the neighbouring separation is already greater. The aim is to keep a gap between houses.

Two features of the policy matter in drawing. The space is measured for the whole building, so a ground-floor extension built up to the boundary can leave nothing for a first floor above it. And the requirement runs for the full length, not just at the front, so a stepped flank does not help.

The Plan adds a point about the roof: flat-roofed side extensions of two or more storeys to a house with a traditional roof will normally be resisted unless they are well set back and unobtrusive, and pitched roofs are preferred. We draw the roof as part of the first option for that reason, and show a flat alternative only where the house itself allows one.

Conservation areas, Article 4 and Green Belt in Bromley

Bromley has 47 conservation areas, 108 Article 4 directions and 412 Historic England list entries, with 25 entries on the Heritage at Risk Register. Green Belt covers 51 per cent of the borough.

In a conservation area the national rule is: No rear extension of more than one storey under PD on article 2(3) land. The Urban Design Guide SPD is the design reference for the rest. We check the address against every designation, Green Belt included, before we suggest a route.

Permitted development or a householder application

Under permitted development the limit for more than one storey is: Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary. Bromley's side space policy is a planning test on top of that, so the council's rule decides any side extension of two storeys.

A householder application costs £548, paid to the council. We prepare it with our planning drawings in Bromley. For other shapes of project, see house extension drawings in Bromley.

    How Bromley decides householder applications

Bromley decided 1,609 householder applications in its latest published year and granted 78.6 per cent. It decided 89.1 per cent within eight weeks or an agreed extension.

68.6 per cent of households live in a house or bungalow and 68.5 per cent own their home. The decision figures cover every kind of household work, and we use them for timing, not for prediction.

Upper floor, fire and party wall details

A bedroom over a new room brings a rule for the escape window: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. The roof has to follow the house: Roof pitch of a 2+ storey enlargement to match the original house so far as practicable.

These details, with the structure, go on the building regulations drawings in Bromley. Where the new storey bears on a shared wall, a notice is needed: Party structure notice at least 2 months before work.

    Price, process and nearby boroughs

Double-storey extension drawings start at £1,295 with VAT included, fixed before you commit. We survey on one datum, set the side space out on the plan and freeze the design in writing. A second chartered technologist checks every sheet, and if the council asks for changes we redraw at no charge until approval.

If a roof extension is the better answer, see loft conversion drawings in Bromley. For the borough as a whole, read architectural drawings in Bromley. Compare the same rules in Lewisham, Croydon and Bexley, or start from the overview of double-storey extension drawings.
