How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Waltham Forest and the borough's retrofit rules

The council's own guidance for altering homes is the Residential Alterations and Retrofit SPD, supporting the Local Plan Part 1: Shaping the Borough 2020-2035. Its title tells you where the borough's attention is: adapting existing houses and improving how they perform. A set of working drawings that ignores retrofit will read as incomplete to anyone checking it against that guidance.

In practice that shapes the sheets we draw. A rear or side extension is not only a box added to the back. The junction with the old wall, the new insulation line and the way the old and new floor levels meet all have to be shown, because those are the places where retrofit work succeeds or fails.

The borough also publishes the Urban Design SPD and Securing Exemplar Design Quality (planning guidance). Neither replaces the technical set, but our drawings keep the external materials and window proportions consistent with the planning drawings, so the builder is not choosing between two versions of the same elevation.

What a Waltham Forest set contains

A working set is a different animal from a planning submission. It carries the structural layout, the wall, floor and roof build-ups, the drainage route, the stair and every opening, each with a dimension and a specification. Your contractor can then price like for like against another contractor, rather than each guessing what sits behind the brick.

The stair is the sheet that most often needs rework. The national limits are stated plainly: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm, with 2.0 m clear headroom over stairs. We draw it in plan and section against the existing ceiling and, in a loft job, against the roof slope, before the layout is fixed.

Fire and ventilation come next. A first-floor bedroom reached through a new room needs an escape route, and the standard for an escape window is Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. We mark it on the elevation as well as the plan, so the window supplier orders the right size.

Heritage and constraints that reach the drawings

Waltham Forest has 15 conservation areas and 15 Article 4 directions, the latter covering 807 separate mapped areas. Where a direction removes permitted development, your window, door and roof details are part of what the council reads, so the construction detail has to match what was consented.

There are 118 listed building entries in the borough. A listed house needs separate consent for most alterations, and its construction drawings are written with the conservation officer in mind, naming materials and repair methods rather than leaving them to the builder.

Trees matter too. The council holds 231 tree preservation orders, and a foundation near a protected tree changes depth and design. We check the roots and the order before the structural sheets are finalised.

    Planning route, then technical set

Waltham Forest decided 771 householder applications in its latest published year, granting 81.5 per cent, with 90.7 per cent decided in time. Those figures describe the council's workload; they say nothing about any one house.

Larger home extensions can go through prior approval instead. In the latest national return the council granted 31 and refused 87, a split that rewards a clear, accurate submission. If you are not yet sure which route fits, see planning drawings in Waltham Forest first.

Once the route is settled, we carry the same model into the technical set. That keeps the permitted or consented shape and the built shape identical, which matters if a certificate or a condition is checked later.

    Energy, structure and your builder

New elements in an existing home must meet limiting U-values. The guidance sets them as: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. We specify wall, roof and floor build-ups that meet those figures and show the thickness they add, so you see the effect on rooms before building starts.

Beams and foundations come from calculations that sit beside the drawings; our structural calculations in Waltham Forest feed the steel and foundation sheets directly. Building control reads the same set, which is covered in building regulations drawings in Waltham Forest.

Gardens in the borough take up 24.4 per cent of the land area, which is why so many projects here are rear extensions. For the wider picture, start at architectural drawings in Waltham Forest.

    Questions

What is the difference between planning drawings and construction drawings in Waltham Forest?

Planning drawings show the council the shape and look of the project. Construction drawings tell a builder how to make it, with dimensions, build-ups and fixings.

Do I need the borough's retrofit guidance to be reflected in my drawings?

The Residential Alterations and Retrofit SPD is the council's guide for altering homes. We read it with every Waltham Forest job and keep the technical details consistent with it.

What stair dimensions will the drawings meet?

The national limits are Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm, with 2.0 m clear headroom over stairs.

How much do Waltham Forest construction drawings cost?

Fixed quote after a free constraints check, VAT included. The price depends on the size and complexity of the work.
