How we work on sap calculations
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

SAP calculations in Waltham Forest and the retrofit SPD
Most councils publish guidance on how an extension looks. Waltham Forest also publishes guidance on how an altered home performs, in its Residential Alterations and Retrofit SPD, which sits under the Local Plan Part 1: Shaping the Borough 2020-2035, adopted in 2,024. The borough's wider design material includes the Urban Design SPD.
A retrofit-minded council changes what a calculation is for. In many boroughs it is a hurdle passed once at building control. Here it is a chance to show that the project improves the house, and a planning file that already carries the energy case answers the question before an officer asks it. We prepare the calculation early so the planning drawings and the energy case say the same thing.
The housing stock rewards that approach. 55.1 per cent of households live in a house or bungalow and 48.9 per cent own their home, which means many owners with the freedom to upgrade walls, roofs and windows in the same project that adds a room.

Energy limits for a Waltham Forest extension or loft
New elements in an existing home must meet: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. These figures are demanding for a roof, and a loft conversion is the project where a thin insulation layer is most likely to fail.
Glazing is limited as follows: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. Folding doors across a rear kitchen extension are the typical culprit.
The flexible routes are: Alternative routes: area-weighted U-value (para 10.9) or a SAP calculation against a notional extension (para 10.10). In Waltham Forest, where owners often combine an extension with wall and loft insulation, the whole-building comparison gives credit for the upgrades we are specifying anyway, and it can allow a larger window than the simple limits would.
Designations, decisions and appeals in Waltham Forest
The council has 15 conservation areas and 15 Article 4 directions covering 807 separate areas, and Historic England lists 118 entries, including 13 at Grade II*. Heritage at Risk Register entries number 16. The count of mapped Article 4 areas shows how widely those extra restrictions reach.
Waltham Forest decided 771 householder applications in its latest year and granted 81.5 per cent, with 90.7 per cent decided in time. For larger home extension prior approvals the figures are 31 granted and 87 refused, so we check early whether a householder application is the safer route. Our planning drawings in Waltham Forest cover it.
Where an Article 4 direction applies to your street, original-style windows may be required, and old windows cannot reach modern U-values alone. The calculation then takes its savings from the roof, floor and new walls instead.
New homes, rule dates and certificates
We begin each Waltham Forest calculation by recording what the house has today: wall build-up, roof insulation, window type and heating. A modest set of upgrades in the same project, such as better loft insulation or new glazing to the old part of the house, can lift the result far enough to allow the extension you actually want. Every set is checked by a second person before it reaches you.
For a new dwelling the approach is: For new dwellings AD L 2026 names two methods: the Home Energy Model (HEM) and SAP; validity dates are in the Notice of Approval. The next edition begins as follows: AD L 2026 takes effect 24 Mar 2027 (24 Sep 2027 for higher-risk building work).
The transition rule: AD L/F 2021 continue where plans/notices are deposited before 24 Mar 2027 and work starts before 24 Mar 2028. A house divided into flats, or a plot sold off for a new home, falls under it. Overheating also applies: Approved Document O (overheating) applies to new residential buildings.
At completion, An energy performance certificate is required on construction of a new dwelling. A semi-detached house averages £804,982 and a terrace £624,560 here, which is why the design-stage figures should be right.
Price, levies and related drawings
You get a fixed quote after a free constraints check, VAT included, before you commit. The assessor works from our model, so the figures match the drawings, and the result supports your submission with building regulations drawings in Waltham Forest.
Floor area added can attract a levy. The Mayoral band is band 2, at an indexed £72.73 per square metre. The borough applies the London Borough of Waltham Forest CIL Charging Schedule: £108.79/m² (Zone A, north of North Circular); £117.15/m² (Zone B, south of North Circular). The zone depends on your address.

What does Waltham Forest's retrofit SPD cover?
It is the Residential Alterations and Retrofit SPD, which deals with altering existing homes. Energy limits still come from Approved Document L.
Can I add folding doors to a Waltham Forest extension?
Within the glazing limit: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered.
Does an Article 4 direction affect my energy upgrade?
It can, by restricting window changes. The council has 15 directions.
