Construction drawings in Camden
In Camden, construction drawings are mostly for flats, tall terraces and heritage streets, and they must satisfy the council's four planning guides as well as the Building Regulations. We prepare the detailed set a builder prices from. Fixed quote after a free constraints check.

How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Camden and the four CPGs
Camden writes its guidance as Camden Planning Guidance, and four documents reach home projects: the Home Improvements CPG (Camden Planning Guidance), the Basements CPG (Camden Planning Guidance), the Design CPG (Camden Planning Guidance) and the Amenity CPG (Camden Planning Guidance). They sit under the Camden Local Plan, adopted in 2,017. No Camden rule covers construction drawings, but these guides decide what the drawings must show.
The basements document is the demanding one, and it explains why many Camden sets contain more structural information than elsewhere. Where a project digs down, we align our sections with the engineer's work and keep a clear record of what was assumed. Our structural calculations in Camden are written to fit.
For the amenity document, we draw window positions, rooflights and terraces with overlooking in mind, because the planning reasons for refusal and the construction details on site are the same lines on the same sheet.

Building regulations, layer by layer
The Approved Documents that shape most house projects, from structure to the application itself.
- A · Part A: structure
- Approved Document A: Structure, 2004 edition incorporating 2004, 2010 and 2013 amendments
- B · Part B: fire safety
- All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604
- C · Part L: insulation
- New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4
- D · Part K: stairs
- 2.0 m clear headroom over stairs
- E · Full plans application
- Building control body must decide a full plans application within 5 weeks, or longer if agreed in writing
Flats first, houses second
Only 13.3 per cent of Camden households live in a house, and only 29.7 per cent own their home. That makes a typical Camden job a flat conversion, a roof alteration on a leasehold block, or an internal reconfiguration. On a leasehold block, that usually means freeholder consent, and often a neighbour agreement, before work begins.
The heritage layer is exceptional: 40 conservation areas, 21 Article 4 directions, 1,971 Historic England list entries and 16 registered parks and gardens, with 35 heritage assets at risk. In practice, almost every street has a layer of control. We start by finding it.
Tall houses, narrow stairs
Camden's terraces are tall and narrow, so the stair is where the design usually pinches. The limits are: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm. And 2.0 m clear headroom over stairs. A new top-floor flight must clear that headroom while the floor below keeps its own.
Fire is the other constraint in a tall house. A bedroom on an upper floor needs this: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. In a heritage street, a window that meets it may still be unacceptable on the front, so we usually propose the opening on the rear elevation and show the compliance clearly.
Camden's timing and success rates
The council decided 394 householder applications in its latest year, granting 89.1 per cent. Only 77.7 per cent were decided in time, a figure that matters when a builder is waiting. The Planning Inspectorate decided 76 householder appeals here and allowed 35.5 per cent.
Past performance is not a promise. We use these figures to set honest expectations: allow time between decision and start, and avoid booking trades before conditions are discharged.
Party walls, neighbours and access
In a Camden terrace, a structural alteration to a shared wall usually brings in the Party Wall Act. The notices are separate from the drawings, but the drawings are what the neighbour's surveyor reads. A clear section showing the new beam, its bearing and the existing wall makes the process faster and cheaper.
Access is the other practical limit. Many Camden streets have restricted parking, narrow pavements and no room for a skip, so we note deliveries, hoisting and storage on the drawings where they affect the programme. A builder who knows the constraints will price them in, instead of claiming for them later.
Basements, lightwells and rear additions each have their own details, and each interacts with a neighbour's foundations. Where the drawings rely on an assumption about the neighbour's wall, we say so on the sheet.
Scope, price and related help
The fee is fixed after our free constraints check. The set includes plans, sections, details, schedules and a specification; mechanical and electrical services have their own drawings if the job is large.
Next steps: building regulations drawings in Camden for the submission, house extension drawings in Camden for a rear or side addition, and architectural drawings in Camden for the borough summary. Neighbouring options: Westminster, Brent, Barnet and City of London.

Questions
Do basements in Camden need extra construction detail?
Usually. Basement work is assessed against the council's basements guidance, so we coordinate our sections with the engineer's calculations and say which assumptions rest on site investigation.
Can I convert a flat in Camden without consent from the freeholder?
Usually not, if the flat is leasehold: a lease commonly restricts structural and external changes. Ask your freeholder before you commission drawings.
How many listed buildings does Camden have?
Historic England records 1,971 list entries within the borough, which is why a listed building check is part of our free constraints review.
