M&E drawings in Bromley
Most Bromley households live in a house, so our work here often involves outbuildings, cable runs down the garden and soakaway questions. We prepare M&E drawings for Bromley homes that show fans, circuits, alarms and external supplies in one set your electrician and builder can price from. Fixed quote after a free constraints check.

How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Bromley's requirements list means for M&E drawings in Bromley
Bromley's validation guidance and list of requirements is the document we read before drawing. Its energy section is aimed at larger schemes: the energy strategy is majors only. A householder extension sits outside that, so an M&E set for a house is driven by Building Regulations rather than by a planning energy statement.
The drainage entry is the one that reaches ordinary house projects. Bromley asks for a drainage assessment where development increases surface-water run-off, and it names garden land in that category. The strategy is judged against 1 in 1 and 1 in 100 yr discharge; greenfield basis, so a large patio, outbuilding or rear extension on a big lawn can set it off. We flag this at quote stage and show the below-ground route on the services sheet.
The London Plan figures sit behind the borough's policies. Residential water use is capped at 105 l/p/d (+ up to 5 l external), and the borough's overheating test is recorded as majors; SI 4B. For a house the practical effect is that bathrooms and kitchens are specified sensibly and the heat entering a south-facing extension is dealt with before any cooling is proposed, following the cooling hierarchy, 6 steps order.

Large plots, outbuildings and long cable runs
68.6 per cent of Bromley households live in a house and 68.5 per cent own their home, so most of our work here is on single-family properties where the owner is paying for the works directly. Detached homes average about £1,067,151, and a garden room, a garage conversion or an annexe at the back of the plot is a common addition.
Those buildings need their own supply. We draw the armoured cable route from the main consumer unit, the protective device at each end and the ducts through any hard landscaping, so the groundworker lays it once. Where an outbuilding needs a charge point as well, the same trench takes both cables and the sheet shows the spare capacity.
Ventilation is simpler on the main house than people expect, but loft and garage conversions are different. A new habitable room adds to the whole-dwelling rate, which is 31 l/s for a three-bedroom home, and the plan shows how it is delivered.
Heat and noise from external plant deserve a mention here too. Where the plot allows, an air-source heat pump can sit away from a neighbour's window, and we show the position, the pipe run and the electrical supply on the same sheet as the interior layout. That saves the awkward conversation where an installer proposes a unit beside the boundary because it was the shortest pipe run.
Heritage, Green Belt and where services can be seen
Bromley has 47 conservation areas, publishes 108 Article 4 directions and records 412 list entries, 8 of them Grade I. About 51 per cent of the borough is Green Belt. In a conservation area, a boiler flue or air-source heat pump outside the building can need consent that an internal fan would not, so we check the address first.
Green Belt does not stop a services upgrade inside the existing house, but an outbuilding with its own supply raises a separate planning question. Our architectural drawings in Bromley page covers the design side, and our building regulations drawings cover the submission to building control.
The council decided 1,609 householder applications in its latest year and granted 78.6 per cent. A clear drawing set at validation keeps the programme moving where the planning side is already demanding.
Our Bromley M&E set and what it leaves to the installer
Each set has a power and lighting plan for every floor, a ventilation plan with duty figures, a distribution schematic and a smoke, heat and carbon monoxide alarm layout. Where a new appliance burns gas or solid fuel, the alarm standard is BS EN 50291-1:2018, and we mark the alarm in the same room.
We do not certify the installation or replace the electrician's own design checks. For the wider heating and hot-water design behind the layouts, read about our MEP design service.

Questions
Will Bromley ask for a drainage strategy for my extension?
Possibly. The council's list asks for a drainage assessment where run-off increases, and it names garden land. We tell you at quote stage whether your plot is likely to trigger it.
Do I need M&E drawings for a garden room in Bromley?
A garden room with its own supply benefits from one. The sheet gives the cable route, protection and spare capacity, and the electrician certifies the work.
How much are M&E drawings in Bromley?
Fixed quote after a free constraints check, based on the rooms and systems in your project.
