Construction drawings in Greenwich

Construction drawings for a Greenwich house are the build-ready set your contractor prices from, and in this borough they have to sit alongside a planning history shaped by 23 conservation areas and a World Heritage Site. We draw them as chartered architectural technologists. Fixed quote after a free constraints check.

How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Greenwich's heritage means for construction drawings

Greenwich publishes 23 conservation areas, and Historic England lists 540 entries inside the borough boundary, of which 28 are Grade I. The borough also contains 1 World Heritage Site. None of these numbers is a rule on its own, but they decide how much latitude a builder has once permission is in hand.

The point for construction drawings is simple: the planning approval fixes materials, window styles and roof profiles, and the technical set must not quietly depart from them. If the approved elevation shows a slim timber sash, our window schedule names a slim timber sash with a thermal specification that still reaches the limit in Approved Document L. A builder who swaps in a bulkier unit to hit the U-value has changed the elevation and may be asked to explain.

For a house near a listed neighbour or inside a conservation area, we also keep the structural openings, flues and rooflights on the drawings in the positions the council approved. Anything that moves, we flag before issue, so the question goes to the planning officer while it is still cheap to ask.

Heritage at risk is a further signal. Historic England records 22 entries on its register within the borough, and a neighbouring building in poor condition can make officers and building control more careful about vibration, shoring and party-wall movement. We note the neighbour condition on the structural sheets, so your builder knows where the sequence of works needs care.

Greenwich planning figures that shape the build programme

In its latest twelve months the council decided 624 householder applications and granted 77.1 per cent. Of those, 94.2 per cent were decided within eight weeks or an agreed extension. A grant rate like that means most schemes get through, so the realistic risk is delay and condition discharge rather than outright refusal.

Conditions are where construction drawings earn their fee. A typical householder consent in a sensitive area asks for sample materials, brick bond or window details before work starts. We prepare those detail sheets as part of the set, so the condition can be discharged from the same drawings your builder is using.

The council has also issued 437 lawful development certificates in the dataset period. Where your project was cleared that way instead of by a planning application, there are no approved-plan conditions, but the Building Regulations still apply in full and the set carries the same technical content.

Houses, flats and gardens in Greenwich

Only 48.4 per cent of Greenwich households live in a house or bungalow, so a good share of our work here is in flats and maisonettes, where a loft or rear alteration touches a lease and a neighbour above or below. Domestic garden covers 23.2 per cent of the land, a useful reminder that plots are modest and rear extensions are often limited by daylight to the next-door window.

That shapes how we draw. On a tight plot the foundation depth, the drain runs and the party-wall line all sit within a few hundred millimetres of each other, so we show them on a single coordinated plan. Where a neighbour's structure is affected, our structural calculations feed the beam and foundation sheets directly.

Mayoral CIL is charged in Greenwich at £25 per square metre under the current schedule, and the council has its own charging schedule on top. Floor areas on our drawings are stated to the same convention the levy uses, which makes the liability easy to check before anyone signs a contract.

    What the Greenwich set contains

A first-floor extension or loft needs more than a plan. The set includes structural plans with beam and lintel positions, sections through every junction, a stair drawing checked against Approved Document K, escape window sizes against Approved Document B, drainage routes, a ventilation layout and a specification that names the product behind each U-value. The limits for these items are in the table above.

Greenwich jobs often involve a mix of old and new fabric: solid brick walls with lime mortar, a later rear addition, a roof that has been patched more than once. We draw the existing construction as found on the survey, then show exactly where new insulation, a damp-proof course or a cavity tray meets it. That junction detail is the one a site team cannot improvise, and it is the one most likely to be queried at inspection.

Your builder prices a single building rather than guessing at one, and building control inspects against a document that already answers the first round of questions. Under the Part 2A rules the domestic client's duties pass to the contractor, which our handover note explains in plain English.

Every sheet is read by a second technologist before it leaves us. If the council or an inspector asks for an amendment we revise the drawings at no charge.

    Questions

Do I need construction drawings if I am in a Greenwich conservation area?

Yes, and the planning approval usually sets the materials and window details they must follow. The borough has 23 conservation areas, so we check yours before the set is drawn.

Does Greenwich Council approve construction drawings?

No. The council decides planning. Building Regulations compliance is checked by building control, either the council's or a registered approved inspector, using the technical information in the set.

How long do Greenwich householder decisions take?

94.2 per cent of householder applications were decided within eight weeks or an agreed extension, so construction drawings can be prepared while you wait.

What does a Greenwich construction set cost?

Fixed quote after a free constraints check, because the price depends on the size and complexity of the scheme.
