Construction drawings in Harrow

Construction drawings in Harrow are the detailed set your builder prices from, and in a suburban borough where 65.4 per cent of households live in a house, they usually cover a rear extension, a loft or both. The borough adopted a new Local Plan in 2,026. We are chartered architectural technologists. Fixed quote after a free constraints check.

How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Harrow's new plan and design guide

Harrow's current plan is the Harrow Local Plan 2021-2041, adopted in 2,026, and for home projects the working guidance is the Residential Design Guide SPD. A plan that new is worth noticing. Schemes approved under the earlier policy may carry conditions or reasoning that no longer matches, and a scheme designed now should be read against the current text.

For construction drawings this means a short check before we detail. We compare the approved or intended elevations against the design guide's expectations on setbacks, roof form and boundary relationships, and we tell you if a detail you have in mind would now sit awkwardly with it. Small adjustments to a parapet, an eaves return or a flank window are easier on paper.

We also make a point of recording which version of policy the approval was made under, in the drawing notes, so a later condition discharge refers to the right text.

The same reading applies to extensions drawn before the plan was adopted. If a client arrives with an older approval, we compare it to the current guide and say plainly whether the approval is still safe to build or whether a revised submission is sensible before the contractor orders materials.

Large gardens, green belt and heritage in Harrow

Domestic gardens make up 34.7 per cent of Harrow's land, a high figure for London, and green belt polygons cover 22 per cent of the borough. The council publishes 31 conservation areas and Historic England lists 295 entries, with 22 on the Heritage at Risk register.

Generous gardens make long extensions and big outbuildings possible, and they change what the set must cover. A deep rear extension needs a longer foundation run, more drainage and often a bigger beam over the opening to the garden. A garden room or annexe at the end of the plot needs its own services, and sometimes a trench for a long supply.

Green belt land is another matter. Houses inside it face tighter limits on volume added to the original building, and the technical set is drawn against the approved area, never above it.

Heritage in Harrow ranges from historic village cores to interwar suburbs, and the technical treatment differs. For an older building we survey the structure in detail, for a suburban semi we usually work from a measured plan and a few trial holes, and the set is only as good as the survey beneath it.

Larger extension prior approvals in Harrow

Harrow has a record on larger home extension prior approvals that every owner should know: 27 granted and 108 refused in the data period. The large majority were refused. Neighbours are consulted on this route, and a neighbour with a view or a boundary window can end a scheme that looks perfectly good on the drawings.

The lesson for the technical set is to hold detail until the route is secure. We do prepare construction drawings ahead of a decision, but only the parts that would be the same under any outcome: structural principles, drainage, services and thermal specification. The depth of the extension and the roof form wait for the council.

The ordinary householder route fares better. The council decided 917 householder applications and granted 81.7 per cent, with 93.7 per cent decided within eight weeks or an agreed extension.

If a neighbour has already objected to an earlier proposal, tell us. A revised scheme that steps the first floor back, lowers the eaves or moves a flank window can change the consultation outcome, and the technical set is then drawn for the version most likely to get through.

Costs, levy and ownership in Harrow

Owner-occupation is 58.8 per cent of households and the average price is £526,493, so most projects are family-led and budget-conscious. A complete technical set helps there, because contractors who price from the same drawings give figures you can compare.

The borough levy is the London Borough of Harrow CIL Charging Schedule, at £196.43/m² (Residential, Use Class C3, borough-wide). Mayoral CIL adds £60 per square metre. Small extensions may fall under the exemption threshold, but a large rear and side addition may not, so the floor area on each sheet follows the levy's convention.

Where energy performance matters to the design, our SAP calculations service works from the same drawings.

Wherever a builder asks us to explain a drawing on site, we would rather it was simpler. For that reason notes are kept short, product names are exact and every dimension is given from a fixed reference line, not from a neighbouring element that may move.

What you receive and where to look next

The set includes structural plans, sections, window and door schedules, stair detail, drainage, ventilation and a thermal specification. Every sheet is read by a second technologist before issue, and amendments after council or building control comments are free.

The borough overview is at architectural drawings in Harrow, and the approval route is at building regulations drawings in Harrow. The same service is available in Brent, Hillingdon and Ealing, and explained generally at construction drawings in London.

    Questions

Harrow adopted a new Local Plan. Does it change my construction drawings?

It can change the planning reading of a scheme. The plan was adopted in 2,026, so we check your elevations against the Residential Design Guide SPD before detailing.

Why do so many larger-extension prior approvals fail in Harrow?

The council refused 108 and granted 27 in the data period. Neighbours are consulted on this route, so we design with their windows and boundaries in mind.

Is part of Harrow in the green belt?

Yes. Green belt covers 22 per cent of the borough, and extension limits there are tighter.

How much do Harrow construction drawings cost?
