Structural engineering in Camden
Structural engineering in Camden means designing the beams, foundations and temporary works that let a terrace, mansion flat or listed house be opened up, extended or dug down safely, and showing the council that the structure has been thought through. We provide it with your architectural drawings under a fixed quote after a free constraints check. Camden is a basement borough, so the engineer's report often decides how the application reads.

How we work on structural engineering
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Camden asks an applicant's structural engineer to supply
Camden's validation requirements put the engineer in the room early. Works to a listed building or in a conservation area that involve structural alterations or substantial demolition, including new or altered basements, need a structural engineering report cross-referenced to the drawings. The council's local requirements summarise it as report for listed/CA structural alterations, so we keep the report and the drawing set in step.
Basements bring a second layer. Section 106 heads of terms commonly cover them, summarised as CMP and basement construction plan via s106, so the engineer's method and the construction management plan have to agree on propping, excavation sequence and lorry movements. The council's Basements CPG (Camden Planning Guidance) is the guidance behind both, and we write the structural part of the submission to follow it.

An emerging rule on demolition that already affects design
Camden's emerging Local Plan is at examination and not yet adopted, so we treat it as direction of travel and not as current policy. Its draft policy on climate response would permit substantial demolition only where significant structural problems prevent retention, and where a case is made on structural grounds it asks for an engineer's report, checked independently at the developer's cost (draft CC2: structural engineer's report for substantial demolition).
For an owner this means retention-first design is wise now. A survey that shows a wall or floor can be saved, with the steel needed to do it, is stronger evidence than an assertion. We therefore carry out an opening-up inspection before the scheme is fixed, and record what was found in the report.
Why Camden's heritage and housing mix drive the engineering
The borough has 1,971 listed building entries, of which 57 are Grade I and 153 Grade II*, and 40 conservation areas. It also holds 21 Article 4 directions. Only 13.3 per cent of households live in a house, so much of our work is flats and tall terraces where a new opening touches a party wall, a chimney breast or a neighbour's ceiling.
Values explain the care taken. Detached homes average £3,645,110 and terraced homes £1,554,868, so owners expect a basement or rear opening to be engineered properly. Camden's own statistics show householder applications decided in time at 77.7 per cent and minor ones at 80.3 per cent. Delay is a real cost, so a complete submission matters.
Party walls, building regulations and the engineer's calculations
Digging near a neighbour triggers the Party Wall etc. Act 1996: excavation within 3 metres of a neighbouring building that goes below its foundations, or within 6 metres where the dig cuts a line drawn at 45 degrees from the foundation, needs a notice, and the notice period is 1 month. Our party wall notices service uses the engineer's drawings as the attachment.
The Building Regulations then apply to the structure itself. The structural requirements of Schedule 1 deal with loading, ground movement and disproportionate collapse, and the guidance on when calculations are needed reads: Where the work falls outside the AD A Section 2 tables, or uses beams, steelwork, underpinning or removed load-bearing walls and chimney breasts. Our structural calculations in Camden page covers the calculation package on its own, and building regulations drawings in Camden turn the design into construction sheets.
Working with us on a Camden structure
We start with a free constraints check on the address, covering conservation area, listing, Article 4 and any basement guidance. An engineer then inspects the building, opens up where needed and agrees a structural strategy with the design. Calculations, drawings and a specification follow, and a second chartered technologist checks that the structure fits the architectural set before anything is submitted.
Your quote is fixed once the scope is agreed. For the wider picture of what we offer in the borough, see architectural drawings in Camden, and for the same service in a different heritage setting, read our structural engineering in Westminster page.

Questions
Does Camden require a structural report for a listed building?
Yes where structural alterations or substantial demolition are proposed: report for listed/CA structural alterations. The report must be cross-referenced to the drawings.
What does Camden expect for a basement?
Section 106 heads of terms commonly cover CMP and basement construction plan via s106, and the council's Basements CPG (Camden Planning Guidance) sets out the guidance. We write the structural method to follow it.
Is the emerging Camden demolition policy in force?
No. It is a submission draft at examination, so we treat it as direction of travel: draft CC2: structural engineer's report for substantial demolition.
Is the title structural engineer protected?
No. 'Structural engineer' and 'engineer' are not legally protected or defined titles; the Engineering Council titles Chartered Engineer (CEng), Incorporated Engineer (IEng), Engineering Technician (EngTech) and ICT Technician (ICTTech) are protected under its Royal Charter and Byelaws
